Job Summary:
The Maintenance Manager is responsible for overseeing all engineering and maintenance operations of the hotel, ensuring the safety, functionality, and appearance of the property. This includes managing a team of engineers and technicians, coordinating preventive maintenance programs, and ensuring compliance with health and safety regulations.
Key Responsibilities:
- Lead and supervise the engineering team, aligning operations with the hotels business goals.
- Oversee all aspects of facilities management, including asset protection, preventive maintenance, and regulatory compliance.
- Ensure full implementation and effective use of Marriott platforms (e.g., Transcendent, RPM, Energy Data Management).
- Conduct regular property inspections and weekly tours to uphold maintenance and safety standards.
- Manage centralised maintenance contracts and coordinate with external vendors for specialised work.
- Drive sustainability initiatives, including energy and water reduction through a robust Energy Action Plan.
- Collaborate with Finance and Engineering teams on Capex planning and emergency projects.
- Respond to operational and emergency situations, including large-scale incidents.
- Monitor KPIs and implement early warning systems to manage business and financial risks.
- Foster a proactive, high-performance culture and ensure guest satisfaction through timely service.
- Promote cross-departmental communication and share best practices across properties.
Operational Leadership
- Balance of 60% management and 40% hands-on technical work.
- Lead and support engineering projects, audits, and compliance with local laws.
- Analyse data and generate reports to support decision‑making and continuous improvement.
- Conduct regular property walk‑throughs and review guest feedback to identify and address maintenance issues.
- Ensure high standards of cleanliness, safety, and preventative maintenance across all areas.

Additional Expectations

Education and Experience
- Minimum 2 years’ experience in hotel facilities or engineering management.
- Strong technical knowledge of MEP systems, building fabric, and life safety systems.
- Proficient in Marriott engineering platforms, especially Transcendent, and familiar with Engineering SOPs.
- Recognised qualification in Mechanical, Electrical, or Construction Engineering preferred, or equivalent work experience.
- Membership in a relevant professional body (e.g., Facilities, M&E, or Construction) is desirable.
- Proven leadership in managing engineering teams and hotel maintenance operations.
- Familiarity with UK Health & Safety, Disability, and environmental regulations.
- Strong skills in HVAC, plumbing, electrical systems, and general building maintenance.
- Excellent organisational, communication, and problem‑solving abilities.
- Flexibility to work shifts, weekends, and holidays as required.
- Qualified in either LM5 or LM7 (Legionella Nominated Responsible Person Course)
Preferred Experience:
- Previous experience in a Marriott property or similar hospitality environment. Familiarity with Marriott’s maintenance systems and standards.
