Job Title: Electrical Manager
Contract Type: Permanent
Salary: £66,736 per annum
Working Hours: 40 hours per week, full time
Working Pattern: Monday to Friday, Hybrid

The difference you will make as an Electrical Manager
The Property Services Directorate oversees the repairs and maintenance service for over 24,000 properties across London, the South East, and Home Counties.
The directorate handles repairs, servicing, voids, and planned maintenance work for our customers' homes through our in-house team and various contractors and service providers. This includes repairs for general needs, leasehold, market rent, and our specialist Care and Support schemes. Our work also encompasses statutory and regulatory compliance checks.
Our specialist contractors provide installation, repairs, and servicing to systems, alongside a Direct Labour Organisation (DLO). Our goal is to deliver a first-class, customer-focused service for Building Services Electrical works and alternative technologies, working closely with the wider property services team. The successful applicant will be responsible for managing the service and ensuring excellent levels of compliance. In collaboration with our health and safety team, the Electrical Manager will ensure safe working practices are followed, and works are delivered on time, within budget, and to a high standard, ensuring Riverside meets its statutory, regulatory, and policy requirements.
About You
We are looking for someone with:
- Holds an HNC/D or equivalent. Professional qualified in a building services-related discipline with broad expertise in Heating and Electrical services and the regulatory framework
- NICEIC Registration Electrical Qualifying Supervisor eligibility
- City and Guilfd 2391 – Inspection and Testing or equivalent
- Level 3 NVQ in Electrotechnical services or equivalent

Role Profile
- Lead and manage the EICR activity, installation, rewires, voids, refurbishment/upgrade, PPM and repairs to all building services electrical systems including pumps, heating systems, BMS, and alternative technologies systems.
- Lead on the redesign of systems for better outcomes.
- Support and deputise for the Communal Heating Manager and Domestic Heating Manager for the region.
- Effectively line manage the Electrical Team with support from technical supervisors. Lead, manage, motivate, engage, and support the team to deliver a customer-focused service. Provide leadership through effective coaching, mentoring, toolbox talks, 121s, and team meetings.
- Dotted line/matrix management of the Electrical Planners/Schedulers/Admin Team.
- Ensure team members understand their roles and areas of responsibility.
- Influence decisions to support continuous improvement within the directorate by understanding the market and trends to ensure quality of service.
- Plan workforce to ensure the service supports the delivery of an efficient and effective service and achieves 100% compliance.
- Manage contracts with subcontractors, ensuring KPIs are met, and regular meetings are held.
- Ensure team members are inducted and adequately trained to fulfil their duties and adhere to internal processes and procedures. Regularly review personal development plans.
- Ensure data is accurately captured and managed to support the business and organisation's needs.
- Ensure compliance with all statutory, regulatory, and policy requirements at all times.
- Understand and adhere to Riverside’s Financial and Procurement procedures.
- Support Senior Managers in monitoring and managing third-party contractor performance to achieve agreed service levels and KPIs.
- Be responsible and accountable for achieving and maintaining 100% compliance.
- Prepare, manage, and monitor the gas and heating budget, and attend budget review meetings.
- Produce management reports in a timely manner to support service delivery and meet business requirements.
- Investigate complaints (both informal and formal) and expressions of dissatisfaction with the service. Respond to customers within our published service standards, both verbally and in writing. Analyse and capture lessons learned, share them with the senior management team and wider administrative team, review processes to avoid similar occurrences, and arrange additional training if required.
- Research and provide expert advice on gas and related technologies to ensure Riverside optimizes its policies and processes.
- Regularly represent the service at residents' meetings.
- Resolve complaints effectively.
- Act as an ambassador for the service, actively building positive working relationships with key internal and external stakeholders. Attend meetings within and outside of business hours, when required.
- Serve as the Electrical Principal Duty Holder.
- Perform any other reasonable duties to support service delivery.

Essential
Knowledge, Skills and Experience
- Holds an HNC/D or equivalent. Professionally qualified in a Building Services-related discipline with broad expertise in Heating and Electrical Services and the regulatory framework.

- Part P
- Extensive technical expertise on these and associated systems.
- Extensive gas safety management experience, including previous management of contractors and DLO.
- Extensive contract and project management experience within a social housing environment.
- Line management experience within a social housing environment.
- Strong report writing skills, including technical reports, feasibility studies, costed options appraisals, and board reports.
- Proficient in Microsoft Word, Excel, Outlook, Teams, and other computer applications.
- Asset and data management skills.
- Tendering and budget management skills.
- Full driving licence.
Desirable
- Proven track record of electrical management in a mixed economy DLO/contractor social housing context
- CDM Regulations
- Health and Safety qualifications IOSH/SMSTS
- Microgeneration Certification Scheme (MCS) accreditation: Solar PV, Battery Storage, Wind Turbines and CHP.
- Part L
- Level 4 Certificate in Electrical Safety Management in Social Housing.
- Professional Membership of a relevant industry body (e.g. IET/CIBSE).
Other Duties
- Ensure that responsibilities for Health and Safety are properly understood and discharged as defined in our Health & Safety Policy, that plans are developed and implemented to deliver the Health & Safety policy and that Health & Safety concerns are promptly and clearly communicated to the appropriate people.
