Job description

Position Summary:

XP Property is a fast-growing, multi-award-winning property development company. Since our inception in 2018, we have experienced remarkable growth, delivering a diverse portfolio of residential, commercial, and land developments. As we continue to expand, we are looking for a driven Acquisitions Specialist to help sustain our award-winning development pipeline.

In this role, you will be the go-to expert for site acquisitions, working closely with the Acquisitions Director. You will manage the early land and planning stages of 2-5 projects at any given time, with sales values ranging from £1M to £10M.

We are particularly interested in candidates with previous experience in planning, ideally within a property development or consultancy setting. A background as a Town Planner or in a planning consultancy will be highly valued, as you'll be expected to evaluate planning potential, liaise with local authorities, and help navigate planning policy and regulatory frameworks.

Main duties:

  • Source and secure new land and property development opportunities, building and maintaining strong relationships with agents through calls, meetings, and networking to ensure a steady deal pipeline.
  • Assess planning to accurately evaluate project viability and potential returns.
  • Conduct financial appraisals, including construction costs, sales values, and financing structures, to support investment decisions.
  • Utilise creative deal-making strategies to identify, structure, and unlock opportunities.
  • Prepare and submit compelling bid offers, actively following up with agents to track progress and negotiations.
  • Secure investment funding, managing the full capital stack, including equity and debt financing, and liaising with banks with applications.
  • Attend site visits and key meetings to assess feasibility, track project progress, and address challenges.
  • Help with the legal and conveyancing process, reviewing, de-risking, and ensuring timely completions
  • Collaborate with planning and delivery teams to ensure projects are cost-effective, time-efficient, and strategically cash-flowed from pre-purchase to delivery.
  • Manage administrative tasks related to acquisitions and project development, such as de-rating sites and onboarding consultants.

  • Discretion with deal analysis and valuing where time is spent before the site is secured

  • Organised - Internal filling is essential for seamlessness
  • Technologically savvy with good working knowledge in Google Drive especially Excel
  • Good proficiency in legal document review, including report on titles, JVA agreements and finance legals
