About us:

Introducing Lumis, a premier student accommodation provider offering a unique blend of comfort, convenience, and community. With current locations in Cardiff and Leicester, Lumis is expanding across Europe, including Austria (Graz and Vienna), Germany (Leipzig), Ireland (Dublin), and Portugal.

Main purpose of the role:

Reporting to the Head of H&S and FM, with a dotted line to the Acquisitions team, the London FM will manage day-to-day maintenance across the Lumis properties, ensuring compliance with policies and industry standards, and maintaining operational control and budgets.

Responsibilities:

Customer Experience:

  • Develop and maintain relationships with site leads and stakeholders.

Operational:

  • Ensure statutory compliance, health & safety, and environmental regulations are followed.
  • Manage third-party suppliers and contractors.
  • Prepare reports for management and operational reviews.
  • Maintain cleanliness and standards of the built environment.
  • Plan resource levels for planned and reactive works.
  • Monitor and schedule jobs to meet SLAs and KPIs.
  • Support contract management and project development.
  • Develop lifecycle and refurbishment plans.
  • Prepare business proposals and manage budgets and expenses.

People:

  • Lead and support your team, ensuring performance and development.
  • Maintain effective communication and a customer-focused approach.

Profile:

  • Recognised FM qualification (e.g., CWIFM, Chartered FM).
  • Experience in student co-living or commercial environments.
  • Strong customer service focus.
  • IT skills with FM systems, BMS, and PPM tools.
  • Proven financial management skills.
  • Knowledge of health & safety regulations, building safety, and compliance standards.
  • Experience with lifecycle and capex planning across diverse portfolios.
