Main purpose of the role:

Reporting to The Head of H&S and FM, with a dotted line into the Acquisitions team, the London FM will be a key part of the Operational & Commercial team, responsible for managing planned and reactive maintenance across the Viridis Real Estate Commercial portfolio and LUMIS Living Portfolio. The role ensures alignment with company policies, statutory compliance, and operational control of facilities, while delivering services within budget, maintaining digital maintenance schedules, and supporting lifecycle planning.

Responsibilities:

Customer Experience:

  • Develop and maintain professional relationships with site leads and other stakeholders through regular contact and participation in meetings, forums, etc.

Operational:

  • Ensure compliance with statutory health, safety, environmental, HR policies, and other regulations.
  • Manage third-party contractors, monitor job progress, and ensure timely completion.
  • Prepare reports for the board and operational reviews.
  • Share operational best practices and maintain standards of cleanliness and safety.
  • Plan resource levels for planned and reactive works.
  • Ensure timely reporting and action on issues, health and safety audits, and safe working practices.
  • Manage productivity, scheduling, and contract management for FM services.
  • Support project development, lifecycle, and refurbishment planning, including business proposals and sinking funds.

Financial:

  • Prepare management accounts and support budget development.
  • Process subcontractor paperwork and monitor expenses.
  • Analyze cost reports and review operational efficiencies with the Finance Manager.

People:

  • Align behavior with Lumis values.
  • Set objectives, conduct performance reviews, and develop team skills.
  • Communicate effectively and maintain a customer-focused approach.
  • Nurture talent, manage productivity, SLA, and KPIs, and ensure team training.

Profile:

  • Recognized FM qualification (e.g., CWIFM, Chartered FM, FM Degree).
  • Proven experience in a similar role within student co-living, hospitality, or commercial environments.
  • Experience with customer experience focus, FM systems, BMS, PPM scheduling, and lifecycle planning.
  • Strong financial management skills, knowledge of health & safety, building safety, and property compliance standards.
  • Ability to manage remote teams, review workloads, and work according to SFG20 Standards & CIBSE Guide M 2023.
