A bespoke Main Contractor with a turnover to work for is seeking a Senior/Design Manager to join their growing team on a full-time basis. You will manage your own projects within High-End Residential/Commercial fit-out projects valued over 10 million, varying in scale and complexity. The successful candidate will oversee the design development and coordination process, working with various Sub-Contractors to execute the design process.
Responsibilities include but aren’t limited to:
- Reviewing tenders received and identifying scope gaps, design risks, and coordination issues.
- Leading the design team and coordination meetings between the Contractor's appointed consultants and design team to manage and monitor the PCSA period, as well as throughout construction, to address site discoveries.
- Managing client expectations and serving as the main point of contact for design issues.
- Managing design changes from the client team.
- Checking working drawing packages produced by the design team to ensure completeness.
- Resolving technical issues arising from design development and site during construction.
- Implementing value engineering strategies.
- Promoting strategies for buildability and simplifying construction while maintaining the design intent.
- Managing subcontractor design packages, obtaining consultant approval, and coordinating with other trades where interfaces occur. Managing sample and mockup review and approval.
- Handling statutory approvals such as planning, listed building consent, and building control.
- Overseeing environmental accreditations and coordinating information from the design team and subcontractors for submission to environmental assessors.
The ideal Candidate will have:
- Experience working for a Main Contractor within Residential/Commercial Fit-out sectors for more than 5 years on projects valued over £10 million.
- An architectural background with a minimum of 4-5 years in practice.
- Experience in JCT design and build projects from RIBA stage 1-5; later stages preferred within the sectors listed above.
- Experience as a lead consultant coordinating multiple disciplines and consultants.
- Experience reviewing, commenting on, and approving sub-contractors/fabrication drawings.
- Technical building and construction knowledge; experience in fitout, structural alterations, and façade repairs is preferable.
- Knowledge of interior finishes and supply chain to assist with value engineering or program supply issues requiring alternative finishes.
- Knowledge of building regulations and statutory requirements.
