Job summary

TipTopJob Swindon team are seeking an experienced Design Manager to lead the design process on a GBP15 million Tidworth project, coordinating with clients and external consultants. You will ensure buildability, cost-effectiveness, and compliance across pre-construction to site delivery.

Qualifications

• Proven experience as a Design Manager or Senior Design Coordinator within a UK regional main contractor or architectural/engineering background moving into contractor-side design management.
• Strong knowledge of current UK Building Regulations, Planning Frameworks, and Building Safety legislation.
• Experience managing multi-disciplinary projects across commercial, healthcare, or education sectors (values typically GBP2m to GBP25m+).
• Excellent leadership and conflict-resolution skills to keep external consultant teams accountable and motivated.
• HNC/HND or Degree qualified in Construction Management, Architecture, Civil Engineering, or similar.

• Review employers' requirements, assess design risks, propose value engineering solutions, and assist with technical submissions during tenders.
• Lead and manage external design consultants, ensuring deliverables align with project scope, budget, and procurement program.
• Work with the site project manager and package subcontractors to resolve design queries (RFIs), monitor buildability, and ensure Building Regulations compliance.
• Maintain and manage the Design Release Program (DRP) to keep procurement and construction on track.
• Chair regular design team meetings, coordinate BIM models, and resolve clashes prior to site execution.

They believe that great construction starts with exceptional planning and design coordination. We are looking for an experienced and proactive Design Manager to join the Swindon team and drive project success from pre:construction through to site completion.

The Role

As a Design Manager, you will be the core link between clients, external design teams, supply chain, and project delivery managers. You will take ownership of the design process, ensuring all schemes are buildable, cost:effective, compliant with statutory requirements, and delivered on schedule.

The scheme is a GBP15 million project at Tidworth and is currently in a PCSA.

Key Responsibilities

Pre:Construction and Tendering: Review employers requirements, assess design risks, propose value engineering solutions, and assist with technical submissions during tenders.

Design Coordination: Lead and manage external design consultants, ensuring their deliverables align with the project scope, budget, and procurement program.

Site Delivery and Compliance: Work closely with the site project manager and package subcontractors to resolve design queries (RFIs), monitor buildability, and ensure compliance with Building Regulations, Planning Conditions, and BREEAM/sustainability targets.

Information Release Management: Maintain and manage the Design Release Program (DRP) to keep procurement and construction on track.

Design Reviews: Chair regular design team meetings, coordinate BIM models (where applicable), and resolve clashes prior to site execution.

Essential Requirements

Proven experience as a Design Manager or Senior Design Coordinator within a UK regional main contractor (or an architectural/engineering background looking to step into contractor:side design management).

Strong knowledge of current UK Building Regulations, Planning Frameworks, and Building Safety legislation.

Experience managing multi:disciplinary projects across commercial, healthcare, or education sectors (values typically GBP2m to GBP25m+).

Excellent leadership and conflict:resolution skills to keep external consultant teams accountable and motivated.

HNC/HND or Degree qualified in a relevant discipline (Construction Management, Architecture, Civil Engineering, or similar).
