Job summary

VanRath Search & Selection is recruiting a Contracts Manager to lead a new build residential project in Magherafelt, Northern Ireland. You will oversee delivery from infrastructure and groundworks through to completion, coordinating on-site teams and subcontractors to meet programme, budget, and quality targets.

The ideal candidate will have a proven track record in delivering housing developments, strong leadership and health & safety knowledge, and a full driving licence.

Qualifications

• Degree or equivalent qualification in a related discipline.
• Experienced Contracts Manager or Project Manager.
• Track record delivering new build houses and apartments.
• Strong management skills with the ability to lead site teams.
• High level of Health and Safety knowledge.
• Good IT skills, especially Microsoft Outlook.
• CSR card or equivalent.
• Full driving license.

Responsibilities

• Oversee multiple new build residential developments and monitor progress against programme and budget.
• Coordinate contractors, subcontractors, consultants, utility providers, and local authorities.
• Review and manage project costs, valuations, variations, and forecasts.
• Monitor infrastructure, groundworks, roads, sewers, drainage, and housing construction activities.
• Identify and mitigate commercial, contractual, and programme risks.
• Lead project meetings and provide progress reports to Directors.
• Ensure health, safety, environmental, and quality standards across all sites.
• Review contractor performance and drive continuous improvement.
• Manage defect resolution and project close-out activities.
• Ensure developments meet planning conditions and approvals where applicable.

The business are looking for a Contracts Manager to lead the delivery of a new build residential project comprising houses and apartments in the Mid Ulster area. This will suit a Contracts Manager with similar project experience that come on board and hit the ground running. This is a permanent opportunity with an organisation that can provide long term career stability and progression.

Remuneration:
£55,000 - £65,000 + vehicle / package

Role Overview:

Oversee the successful delivery of new build residential houses and apartments from infrastructure and groundworks through to completion. Projects are primarily in the Mid-Ulster area. Manage and coordinate subcontractors on site to ensure works are delivered safely, on programme and to the required quality standards.

• Ensure developments meet planning conditions, technical approvals, and adoption requirements where applicable.

The Ideal Person:

• Degree or equivalent qualification in a related discipline
• Experienced Contracts Manager or Project Manager
• Track record delivering new build houses and apartments
• Strong management skills with the ability to get the best out of site teams
• High level of Health and Safety knowledge and application
• Good IT Skills to enable flow of information between those involved in the project, particularly Microsoft Outlook
• Valid CSR card or equivalent
• Full driving license
