Job summary

Pinnacle Recruitment is seeking an experienced Contracts Manager to lead social housing planned maintenance and refurbishment programmes, delivering on time, within budget, and to a high standard. This role oversees painting and broader planned works across multiple sites, ensuring quality and compliance.

Job description

We are looking for an experienced Contracts Manager to take overall responsibility for the successful delivery of social housing planned maintenance and refurbishment programmes.

As the Contracts Manager you will be responsible for the operational, commercial and contractual performance of a portfolio of contracts, ensuring works are delivered safely, efficiently, on programme, within budget and to the required quality standards.

• Manage the day-to-day delivery of multiple social housing planned maintenance, cyclical decorating and refurbishment contracts.
• Take contracts from mobilisation through to completion, ensuring programmes are delivered on time, within budget and to specification.
• Lead and manage Supervisors, Site Managers, operatives, subcontractors and supply-chain partners.
• Oversee internal and external painting, decorating and wider planned maintenance works, ensuring quality and specification requirements are met.
• Monitor contract budgets, expenditure, profitability, variations, valuations, applications for payment and forecasting.
• Manage client relationships with Housing Associations and Local Authorities, attending performance meetings and reporting against KPIs and SLAs.
• Monitor programme performance, productivity, quality, snagging and successful handover of works.
• Ensure works are delivered in line with relevant Health & Safety, RAMS and compliance requirements.
• Manage subcontractor performance, costs and competency.
• Deal effectively with client, resident and operational issues, including complaints and escalated matters.
• Minimise disruption to residents while works are being carried out in occupied properties.
• Identify commercial risks, opportunities and improvements to operational efficiency.
• Work closely with Quantity Surveyors and commercial teams to maintain strong financial and contractual control.
• Ensure consistent delivery against quality, customer satisfaction, programme, commercial and health & safety targets.

• Proven experience as a Contracts Manager / Senior Contracts Manager / Operations Manager within social housing, planned maintenance, refurbishment or construction.
• Strong experience managing painting/decorating and/or general planned maintenance contracts.
• Experience working with Housing Associations and/or Local Authorities.
• Proven experience managing operational teams and subcontractors.

Salary is upto 65,000 + car/allowance and package.
