BSPS Ltd in London is seeking a Construction Project Manager - Externals to lead external refurbishment and restoration on Grade I/II listed buildings, coordinating with clients, architects, and site teams to protect heritage assets.

Qualifications

  • 3+ years of experience managing external refurbishment, restoration or heritage construction projects, ideally on Grade I or II listed buildings
  • Strong knowledge of traditional materials and methods used in heritage projects and how they interact with Listed Building Consent
  • Excellent communication, planning, and organisational skills
  • Proficiency in Microsoft Office and project management software
  • CIOB membership preferred; IHBC or similar heritage accreditation an advantage

  • Develop and manage project programmes and budgets, breaking down plans into milestones and creating schedules
  • Oversee subcontractors, monitor quality, safety, and adherence to timelines and budgets
  • Ensure compliance with building regulations and heritage approvals, conduct site inspections, manage RAMS and snagging
  • Maintain project documentation, RFI’s, CVIs, and reporting to clients and senior management
  • Liaise with architects, engineers and conservation officers to ensure design integrity and protection of historic fabric

Job Title: Construction Project Manager - Externals

Location: Oxford Circus, London

Reporting to: Projects Director

Your Impact:
  • Lead and manage multiple external refurbishment, restoration and decoration projects, ranging from £50k to £3.5m, with occasional internal fit-out elements
  • Work across diverse heritage sectors including livery halls, private members' clubs, academic institutions and historic estates
  • Collaborate with conservation officers, heritage consultants and specialist trades to deliver exceptional results for our clients
  • Work within a supportive team structure, alongside Site Managers, reporting into the Projects Director

To lead the project teams delivering external restoration and refurbishment projects on time, safely and within budget, supporting the company's values and aspirations in a professional and innovative manner, ensuring both the Employer's heritage obligations and BSPS' objectives are achieved.

Responsibilities:

Your responsibilities include, but are not limited to, the following:

Develop and manage project programmes and budgets:
  • Break down project plans into achievable milestones and create detailed work schedules and programmes.
  • Collaborate with the estimating team to obtain accurate estimates from subcontractors and compile a comprehensive project budget.
  • Monitor project progress against the programme and identify potential delays or cost overruns proactively.
  • Implement corrective actions to stay on track, including programme adjustments, resource allocation, and budget revisions.
Oversee all aspects of construction:
  • Assist in selecting and managing subcontractors, overseeing their work performance, quality control, and adherence to project timelines and budgets.
  • Ensure compliance with all relevant building regulations, health & safety and quality standards.
  • Conduct regular site inspections to monitor progress, identify and address quality issues promptly.
  • Manage risk assessments and implement mitigation plans to minimise potential disruptions.
  • Attend defects liability inspections and complete any snagging required.
  • Manage scaffold, access and weather protection strategies to safeguard historic fabric throughout the works, liaising with conservation officers where required.
  • Maintain a comprehensive project management programme outlining all project details, tasks, resources, and timelines.
  • Secure and manage all necessary permits and licences required for construction, including Listed Building Consent and Conservation Area consent conditions.
  • Prepare and submit progress reports to stakeholders, including clients, senior management, and architects, highlighting key milestones achieved and any challenges encountered.
  • Maintain accurate and up-to-date project documentation, including RFI’s and CVI’s.
  • Review subcontractor RAMS, ensuring a subcontractor RAMS assessment is carried out satisfactorily.
  • Prepare and maintain heritage method statements, ensuring works remain compliant with Listed Building Consent and Conservation Area conditions.
  • Assist with compiling O&M manuals and ensure timely delivery to the client.
Maintain clear communication with clients:
  • Schedule regular client meetings to discuss project progress, budget updates, and any potential changes.
  • Address client concerns promptly and professionally, providing clear explanations and solutions.
  • Maintain transparent communication throughout the project, keeping clients informed of potential issues and managing expectations effectively.
Liaise with architects, engineers, and other consultants:
  • Review and interpret architectural drawings and specifications, ensuring clear understanding of project requirements.
  • Collaborate with engineers and other consultants to resolve technical challenges and ensure design integrity during construction.
  • Attend design meetings and provide feedback on constructability and potential cost implications.
  • Liaise with conservation officers and heritage consultants to ensure works satisfy Listed Building Consent conditions and protect historic fabric.
Manage and motivate a team of subcontractors and site operatives:
  • Clearly communicate project requirements, expectations, and deadlines to all subcontractors.
  • Conduct regular subcontractor meetings to address any concerns, ensure collaboration, and foster a positive working environment.
  • Monitor subcontractor performance, addressing any deviations from the agreed schedule, quality standards, or safety protocols.
  • Motivate and support subcontractors to achieve project goals collaboratively.
  • Provide effective person management skills that alleviates friction/tension and allows progress.
  • Closely manage the site manager to ensure that they are keeping up with all administration, H&S and ISO requirements.
Identify and implement cost-saving measures:
  • Regularly review project costs and identify areas for potential savings without compromising quality.
  • Implement cost-saving initiatives while ensuring adherence to project timelines and quality standards.
Experience Requirements:
  • 3+ years' experience managing external refurbishment, restoration or heritage construction projects, ideally on Grade I or II listed buildings (site experience essential)
  • Working knowledge of traditional materials and methods (lime mortar and render, natural stone and brickwork repair, leadwork, slate and clay roofing, timber sash windows) and how these interact with Listed Building Consent
  • Strong knowledge of London's specialist heritage subcontractors and suppliers (masonry, roofing, leadwork, joinery, decorative plasterwork)
  • Excellent communication, planning, and organisational skills
  • Proficiency in Microsoft Office and project management software
  • CIOB membership preferred; IHBC or similar heritage accreditation an advantage
