Overall Purpose Of The Role

The Commercial Contracts Manager is responsible for overseeing the creation, negotiation, and execution of contracts with suppliers, contractors, service providers, and other stakeholders involved in the development, refurbishment, and maintenance of social housing properties. This role involves ensuring that all commercial agreements are in line with the organization’s goals, budgets, and legal requirements.

Duties & Responsibilities

  • Provide estimates/costs to client where required
  • Request quotations from subcontractors where required
  • Send all orders to subcontractors – to include agreed rates
  • Agree subcontractors variations/sign off subcontractors variations and orders
  • Commercially code all works completed via service connect
  • Apply valuations /invoices to client as agreed dates plus raise client invoices
  • Progress batches to status invoiced
  • Weekly internal contract meeting – contracts manager/admin
  • Measurement of larger jobs to capture all elements of works
  • Order of materials for operatives/Supervisors
  • Record pre-order number on service connect
  • Inform client of variation required (Subcontractor identified variation)
  • Record details of subcontractor variation on service connect
  • NHF SOR code knowledge is a must in this role.

Key Skills, Knowledge, And Experience

  • Proven experience (typically 5+ years) in managing commercial contracts, ideally within the housing, construction, or public sector environment.
  • Experience in social housing or public procurement is highly desirable.
  • Strong ability to negotiate terms and conditions with contractors, suppliers, and service providers to secure favourable terms for the organisation.
  • Familiarity with the construction industry, including health and safety regulations and standards.
  • Ability to identify risks, analyse contract details, and solve complex issues that may arise during contract execution.
  • Strong written and verbal communication skills to effectively manage relationships with internal and external stakeholders.
  • Ability to meticulously review and manage contracts to avoid errors, omissions, or misinterpretations that could lead to costly issues down the line.

  • Ability to work collaboratively with various departments
  • Comfortable using contract management software, project management tools, and Microsoft Office tools (Word, Excel, etc.) to manage contracts.
