COMPANY DESCRIPTION
Lords Survey & Valuation Ltd is an independent, family run RICS-regulated surveying practice providing residential surveying and valuation services across Bristol, Bath and the surrounding areas.
We specialise in RICS Level 2 Home Surveys, Level 3 Building Surveys and Red Book valuations for a range of purposes.
Having established a strong foundation and reputation across Bristol and Bath, we are looking to expand our team as we continue to develop the business into 2027 and beyond.
ROLE DESCRIPTION
We are seeking an ambitious, motivated and forward-thinking RICS-qualified Residential Building Surveyor to join our growing practice.
The role will primarily involve undertaking RICS Level 2 Home Surveys and Level 3 Building Surveys across Bristol and the surrounding areas.
Key responsibilities include:
• Undertaking residential inspections in accordance with the RICS Home Survey Standard, identifying defects, maintenance requirements and associated risks.
• Preparing accurate, well-structured reports with clear, practical and proportionate advice.
• Utilising modern technologies, including drone-assisted inspections and AI, while recognising limitations and the importance of professional oversight.
• Managing instructions, meeting reporting deadlines and communicating professionally with clients.
• Contributing to business development, technological innovation and improvements to internal processes.
We are particularly interested in individuals who demonstrate initiative, commercial awareness and enthusiasm for innovation, with an ambition to contribute to the long-term growth of the practice.
QUALIFICATIONS AND EXPERIENCE
Essential:
• RICS qualification (AssocRICS, MRICS)
• Competence in undertaking both RICS Level 2 Home Surveys and Level 3 Building Surveys.
• Sound knowledge of residential construction, building pathology and common defects affecting traditional and modern properties.
• Strong technical report-writing skills, professional judgement and attention to detail.
• Ability to work independently, manage workloads and communicate effectively with clients.
• An ambitious, proactive and commercially aware approach.
Highly Desirable:
• Experience generating new business through professional relationships, networking, referrals and digital approaches.
• Wider commercial awareness and an understanding of the residential surveying market.
• Experience using drone technology for property inspections or an interest in developing these skills.
• Experience integrating AI, digital tools or automation into surveying workflows.
• Knowledge of the Bristol and Bath residential property markets.
• RICS Registered Valuer status or relevant residential valuation experience.
REMUNERATION AND CAREER OPPORTUNITIES
The position offers a base salary of £35,000–£45,000 per annum, dependent on experience, with a performance-related commission structure and on-target earnings (OTE) of £65,000.
The role is offered on a full-time employed basis, based in Bristol, with flexible working arrangements combining local property inspections and remote report writing. We prioritise service quality and professional standards over survey volume.
For the right candidate, there is significant scope for career progression, increased responsibility and influence over the company's direction, with potential future opportunities for profit sharing and business ownership.
INTERESTED?
We welcome enquiries from RICS-qualified residential surveyors who are enthusiastic about the profession, interested in emerging technologies and motivated by the opportunity to contribute to a growing independent practice.
We welcome applicants who are in the early to middle stage of their career with interest in playing a significant part in building a business, rather than pushing numbers for a large corporate.
If you feel the above aligns with you, please get in touch for an initial conversation in strict confidence.
