Job summary

Morgan Law Partners Llp is seeking an experienced Chartered Building Surveyor or senior property professional to lead major housing maintenance, improvement and capital investment programmes in Ipswich. Qualifications

• Degree in Building Surveying or related construction discipline.
• MRICS or MCIOB membership or equivalent experience.
• Extensive post-qualification experience in building surveying, property maintenance or housing asset management.
• Proven experience leading teams and managing technical professionals.
• Strong project and programme management across maintenance, refurbishment or capital works.
• Experience managing contractors, procurement activities and contracts.
• Knowledge of construction legislation, building regulations and health and safety requirements.
• Excellent stakeholder management, negotiation and communication skills.
• Strong commercial awareness and budget management.
• Ability to present complex technical information clearly.

Responsibilities

• Lead and develop a team of Building Surveyors and technical professionals, ensuring high standards of performance and service delivery.
• Oversee major capital investment programmes, planned maintenance and responsive repairs contracts.
• Manage complex building projects from feasibility and design through to completion.
• Lead procurement exercises, prepare specifications and contract documentation, and manage tendering activities.
• Monitor contractor performance, quality, programme delivery, health and safety compliance, and budget control.
• Drive continuous improvement initiatives, reviewing processes and implementing best practice across the service.
• Investigate and resolve complex customer complaints, contractual disputes and service issues.
• Prepare and present reports, strategies and business cases for senior leadership teams and stakeholders.
• Provide professional advice on building regulations, health and safety, contract management and property compliance.
• Contribute to the development of long-term asset management, maintenance and investment strategies.

As Building Surveying Manager, you will be responsible for leading the delivery of responsive repairs, planned maintenance and major capital improvement programmes across a substantial residential property portfolio.

This is a varied and highly influential role requiring strong technical knowledge, excellent leadership skills and the ability to manage multiple high-value projects simultaneously. You will work closely with senior leadership, contractors and internal stakeholders to ensure programmes are delivered safely, efficiently and in line with quality, budget and regulatory requirements.

About You

We’re keen to speak with candidates who can demonstrate:

• Degree qualification in Building Surveying or a related construction discipline.
• Membership of a relevant professional body (MRICS, MCIOB or equivalent) or the ability to demonstrate equivalent experience.
• Extensive post-qualification experience within building surveying, property maintenance or housing asset management.
• Proven experience leading teams and managing technical professionals.
• Strong project and programme management experience across maintenance, refurbishment or capital works projects.
• Experience managing contractors, procurement activities and contracts.
• Detailed knowledge of construction legislation, building regulations, health and safety requirements and contract management principles.
• Excellent stakeholder management, negotiation and communication skills.
• Strong commercial awareness and budget management experience.
• Ability to present complex technical information clearly to a range of audiences.

Experience within social housing, local government, housing associations or other large-scale residential property environments would be particularly advantageous.
