Job summary

Residential Management Group, part of Places for People, is seeking a Building Manager to join our Property Management team on-site at Brayford Wharf, Lincoln. You’ll provide a comprehensive building management service, ensuring safe, efficient operation and high standards of service for residents.

You’ll be visible on site, manage common areas, monitor services, and coordinate with contractors while working to agreed budgets and safeguarding requirements.

Qualifications

  • Knowledge of building services, facilities management and residential building operations.
  • Excellent customer service skills with the ability to build positive relationships with residents, contractors and colleagues.
  • Strong communication skills, with the confidence to deal professionally with a wide range of stakeholders.
  • Understanding of health and safety responsibilities within a residential environment.
  • Experience of identifying and managing risks, with an awareness of safeguarding principles.

Responsibilities

  • Carry out regular inspections of all communal areas, ensuring they are clean, tidy and in good repair.
  • Identify and address maintenance issues daily to ensure resident safety and compliance.
  • Arrange, monitor and obtain quotations for service and maintenance contracts for building services and facilities.
  • Inspect and sign off work by external contractors to ensure standards are met.
  • Maintain logs of activity and resident complaints; assist with residents' meetings and budget management.

Job description

Residential Management Group, part of Places for People, is looking for a customer-focused and organised Building Manager to join our Property Management team.

This is a key role where you'll be responsible for providing a comprehensive building management service, ensuring the development is managed efficiently, safely and within budget, while maintaining high standards of service for residents. You'll be a visible presence on site, helping to make sure communal areas are well maintained, services are running smoothly and residents receive a professional and responsive service.

Where will I be working?

Based on site at Brayford Wharf, Lincoln (LN1 1BN)

Working Hours

35 hours per week as per rota below

  • Wednesday: 1pm to 7pm
  • Thursday: 7am to 7pm
  • Friday: 7am to 7pm
  • Saturday: 9am to 5pm
What You'll Be Doing

As Building Manager, you'll carry out regular inspections of all common areas, ensuring they are clean, tidy and in good repair. You'll identify and address maintenance issues on a daily basis, helping to ensure resident safety and compliance with relevant health and safety legislation.

You’ll also arrange, monitor and obtain quotations for service and maintenance contracts relating to building services and facilities. Where appropriate, you'll complete minor repairs such as changing light bulbs or spot cleaning, and you'll inspect and sign off work completed by external contractors to ensure standards are met.

Working closely with the Property Manager, you'll support with more complex issues, liaise with contractors and issue permits and health and safety notices where required. You'll also be responsible for routine checks including fire, emergency lighting and security testing, as well as maintaining access control systems such as key fobs.

A key part of the role will be keeping accurate records, including logs of activity and resident complaints, attending residents' meetings when required and helping to manage the building within agreed budget parameters. You'll also support risk and safeguarding awareness, ensuring any concerns or incidents are appropriately reported.
