Job summary

Bath Spa University is seeking an experienced maintenance technician to join its Estates team. The role covers planned and reactive maintenance across the university estate, including historic and listed buildings, with hands-on duties in carpentry, joinery, doors and roof repairs.

You will supervise contractors, manage stock, read drawings, ensure safety compliance, and liaise with building users to minimise disruption. A qualification in a building trade and proven experience are essential.

Qualifications

  • Qualified in a building trade with apprenticeship preferred.
  • Experience in building fabric maintenance and repair.
  • Competence in carpentry, joinery and general maintenance.
  • Ability to interpret drawings and specifications.
  • Strong knowledge of building regulations and compliance.
  • Ability to identify defects and propose repairs.
  • Experience supervising contractors and ensuring quality.
  • Good IT skills and use of mobile work tools.
  • Excellent communication and stakeholder engagement.
  • Proactive, organized, problem-solving approach.
  • Experience with listed or educational estates is advantageous.

Responsibilities

  • Deliver planned and reactive maintenance across the estate.
  • Carry out carpentry and joinery repairs in listed/historic buildings.
  • Maintain doors, ironmongery, locks and access control systems.
  • Undertake roofing repairs and general fabric maintenance.
  • Address findings from condition and risk assessments, including fire risk.
  • Complete fire integrity audits and remediation works.
  • Decorate, plaster, tile, brickwork and other repairs.
  • Coordinate drainage and gulley maintenance activities.
  • Order materials, manage stock levels and schedule repairs.
  • Monitor contractors and specialist trades on site.
  • Liaise with building users to minimise disruption and communicate progress.
  • Support building condition surveys and refurbishment projects.
  • Ensure all work is safe and aligns with university policies.

Job description

This varied hands‑on role offers the opportunity to work across multiple trades, preserving and improving our estate while delivering an excellent environment for students, staff and visitors.

About the Role
  • Deliver planned preventative and reactive maintenance across the University estate.
  • Carry out carpentry and joinery works, including repairs within listed and historic buildings.
  • Maintain and repair doors, ironmongery, locks and access control systems.
  • Undertake roofing repairs and general building fabric maintenance.
  • Carry out repairs arising from condition surveys, risk assessments and fire risk assessments.
  • Complete fire integrity audits, upgrades and remediation works.
  • Perform decorating, plastering, tiling, brickwork and other wet trade repairs.
  • Coordinate drainage and gulley maintenance activities.
  • Order materials, manage stock levels and schedule repair works.
  • Monitor contractors and specialist trades working on site.
  • Liaise with building users to minimise disruption and communicate work progress.
  • Support building condition surveys and refurbishment projects.
  • Ensure all work is completed safely and in accordance with University policies and procedures.
About You
  • Recognised qualification in a building trade discipline, preferably gained through an apprenticeship.
  • Proven experience in building fabric maintenance and repair.
  • Competence across carpentry, joinery and general building maintenance activities.
  • Ability to interpret building drawings and specifications.
  • Strong understanding of building regulations and statutory compliance requirements.
  • Ability to identify defects and recommend practical repair solutions.
  • Experience supervising contractors and monitoring work quality.
  • Good IT skills and ability to use mobile technology for work management.
  • Excellent communication and stakeholder engagement skills.
  • Proactive, solution-focused approach with strong organisational skills.
  • Experience working on listed buildings, educational estates or similar complex environments would be advantageous.
Additional Information

Salary Grade 6 - Starting from £33,951 rising to £37,694 per annum

The salary range shows the potential maximum pay progression in addition to any annual inflationary increase to your pay. Please note that our default position is to appoint into the lower end of the range, unless there are exceptional circumstances.

  • Occasional travel may be required for training and business purposes.
