Job summary

Fawkes & Reece London is looking for an experienced Building Fabric Supervisor to oversee reactive maintenance, PPM, void works and minor projects across a varied property portfolio in the Horsham area. You will survey properties, prepare scopes, manage voids, coordinate teams and ensure safety and quality across multiple sites.

Qualifications

• Qualified in building fabric, construction, or a relevant trade.
• Minimum three years' experience in property maintenance.
• Experience surveying and scoping fabric repairs, voids and refurbishments.
• Experience managing voids and minor projects from inspection to completion.
• Strong knowledge of building defects, materials and repair solutions.
• Experience supervising operatives and subcontractors.
• Proficient in Microsoft Office, especially Excel, and using property management systems.
• Valid CSCS card and full UK driving licence.
• Ability to pass an enhanced DBS check.

Responsibilities

• Survey properties and voids, diagnose defects and identify required repairs and compliance issues.
• Prepare detailed scopes of work, specifications, quotations and project programmes.
• Manage void works and minor projects from initial inspection through to completion and handover.
• Coordinate operatives, subcontractors, materials, access and schedules.
• Provide technical advice to clients on repair options, risks, costs and practical solutions.
• Supervise operatives and subcontractors, ensuring high standards of workmanship, productivity and safety.
• Carry out quality inspections, manage snagging and ensure defects are rectified.
• Maintain accurate job records, progress updates, variations and completion documentation using relevant IT systems.
• Identify risks relating to asbestos, structural integrity, fire safety and building services, escalating where necessary.
• Ensure compliance with health and safety legislation, risk assessments and method statements.
• Deliver toolbox talks and workplace assessments, with out-of-hours call-out support as required.
