Job summary

Fawkes & Reece Group in Horsham, United Kingdom, is seeking an experienced Building Fabric Supervisor to oversee reactive maintenance, planned preventative maintenance, void works and minor projects across a varied property portfolio. You will survey properties, diagnose defects, prepare scopes of work and manage projects from inspection to handover.

The role requires a recognised qualification in building fabric or construction, at least three years of relevant experience, and a strong focus on

Qualifications

• Recognised qualification in building fabric, construction or a relevant trade.
• Minimum three years' relevant property maintenance experience.
• Proven experience surveying and scoping building fabric repairs, voids and refurbishment projects.
• Experience supervising operatives and subcontractors.
• Strong knowledge of building defects, construction methods, materials and cost-effective repair solutions.
• Good understanding of hard facilities management services and building services interfaces.
• Valid CSCS card and full UK driving licence.
• PASMA and Scaffold Inspector training, or willingness to undertake training.
• SSSTS or equivalent health and safety qualification.
• Ability to pass an enhanced DBS check.

Responsibilities

• Survey properties and voids, diagnose defects and identify required repairs and compliance issues.
• Prepare detailed scopes of work, specifications, quotations and project programmes.
• Manage void works and minor projects from initial inspection through to completion and handover.
• Coordinate operatives, subcontractors, materials, access and schedules.
• Provide technical advice to clients on repair options, risks and costs.
• Supervise operatives and subcontractors, ensuring high standards of workmanship, productivity and safety.
• Carry out quality inspections, manage snagging and ensure defects are rectified.
• Maintain accurate job records, progress updates, variations and completion documentation using relevant IT systems.
• Identify risks relating to asbestos, structural integrity, fire safety and building services, escalating where necessary.
• Ensure compliance with health and safety legislation, risk assessments and method statements.
• Deliver toolbox talks and workplace assessments, with out-of-hours call-out support as required.
