Job summary

Avocado Property in Bracknell is seeking a Property Manager to join the Lettings team. You will manage a portfolio of residential rental properties, act as the day-to-day contact for landlords and tenants, and ensure timely maintenance, record-keeping and compliance across the portfolio.

The role requires strong organisational skills, a practical approach to problem solving, and a full UK driving license for inspections.

Responsibilities

• Help manage a portfolio of residential rental properties.
• Act as day-to-day contact for landlords and tenants.
• Build positive professional relationships and keep all parties informed.
• Respond to maintenance, tenancy and property-management enquiries promptly.
• Maintain accurate records on property-management systems.
• Receive and assess maintenance reports from tenants.
• Liaise with landlords, contractors and tenants to arrange access, quotations and repairs.
• Obtain landlord approval for works and monitor progress to completion.
• Escalate urgent or high-cost matters to the Lettings Manager.
• Maintain clear records of instructions, approvals, invoices and completed work.
• Communicate renewals, changes and next steps with landlords and tenants.
• Monitor rent payments and address arrears.
• Coordinate check-outs and end-of-tenancy administration.
• Support deposit deductions and returns, escalating disputes when required.
• Schedule inspections and produce clear inspection reports.
• Arrange gas safety and electrical inspections and other required certifications.
• Monitor compliance dates and keep properties compliant.
