Cobalt Recruitment is recruiting an experienced Block Manager to join an established residential managing agent in North London. The role offers a salary of £45,000-£55,000, hybrid working, and progression opportunities, with autonomy over a varied residential portfolio supported by internal teams.

This is a Block Manager role with scope for career progression and further professional qualifications, within a respected property management firm.

Qualifications

  • Experience in residential block management essential.
  • Knowledge of service charges and leasehold law required.
  • Experience handling Section 20 consultations and major works preferred.
  • Strong health and safety, fire safety and compliance knowledge.
  • Ability to manage relationships with clients, residents and contractors.
  • Clear organisational and communication skills.

Responsibilities

  • Manage day-to-day operations of a residential block portfolio.
  • Build relationships with freeholders, RTMs, leaseholders and contractors.
  • Prepare and monitor annual service charge budgets.
  • Oversee planned and reactive maintenance and contractor works.
  • Coordinate Section 20 consultations and major works projects.
  • Conduct site inspections and ensure actions are followed up.
  • Maintain health and safety and property compliance oversight.
  • Attend client, resident and AGM meetings when required.
  • Handle complex property matters with internal teams.

Job description

Cobalt is recruiting an experienced Block Manager to join an established residential managing agent in North London.

Offering a salary of £45,000-£55,000, hybrid working and opportunities for progression, this role provides autonomy over a varied residential portfolio alongside the support of dedicated internal teams.

Our client is an established residential managing agent with a growing presence across North London and the surrounding areas.

The business offers a supportive working environment with dedicated internal functions, while giving its Block Managers the autonomy to take ownership of their portfolios.

The role and responsibilities

As Block Manager, you will take responsibility for a varied portfolio of residential developments, acting as the main point of contact for clients, leaseholders and contractors.

Your responsibilities will include:

  • Managing the day-to-day operation of a residential block portfolio.
  • Building relationships with freeholders, RMCs, RTMs and leaseholders.
  • Preparing and monitoring annual service charge budgets.
  • Managing planned and reactive maintenance, contractors and associated works.
  • Coordinating Section 20 consultations and major works projects.
  • Conducting site inspections and ensuring resulting actions are progressed.
  • Maintaining oversight of health and safety, fire safety and wider property compliance requirements.
  • Attending client, resident and AGM meetings where required.
  • Managing more complex property matters, queries and complaints while working with internal accounts, compliance and administrative teams.
The skills needed and requirements

To be considered for this Block Manager opportunity, you will need:

  • Strong working knowledge of residential block management.
  • Good working knowledge of service charge management and leasehold legislation.
  • Experience managing Section 20 consultations and major works.
  • Working knowledge of residential health and safety, fire safety and compliance requirements.
  • The ability to manage relationships with clients, residents and contractors.
  • Clear organisation and communication skills.

A TPI qualification, or currently working towards one, would be advantageous but is not essential. Previous experience managing a North London portfolio would also be beneficial.
