Job summary

Block Recruit is seeking a proactive Block Manager to oversee a portfolio of residential blocks and estates in the Northwest, with a strong focus on client satisfaction and portfolio performance.

The role is primarily office-based with some remote working flexibility, requires 3–4 years in block/estate management, and offers clear progression toward senior management as the business grows.

Qualifications

  • Minimum 3–4 years’ experience in residential block/estate management.
  • MTPI/MRICS/AssocRICS or ATPI qualification in progress or achieved.

Responsibilities

  • End-to-end management of a residential block/estate portfolio.
  • Be main point of contact for clients, residents, contractors and stakeholders.
  • Organise, attend and chair AGMs and client meetings independently.
  • Prepare and manage service charge budgets and year-end accounts.

A growing residential block and estate management business dedicated to delivering exceptional residential block and estate management services nationwide.

Due to continued company expansion, they are seeking an enthusiastic and experienced Block Manager to join their growing team. This is an exciting opportunity to join a thriving business during a period of development, innovation and growth.

About the Role
  • This is a hands‑on Property Manager role managing a dedicated portfolio of residential blocks and estates.
  • They are looking for a confident, capable Property Manager who can take ownership of their portfolio, manage clients professionally and operate with autonomy within a supportive and structured environment.
  • This full‑time, permanent position is primarily office‑based, with flexibility for remote working where required.
  • The successful candidate must have a minimum of 3–4 years’ experience in residential block / estate management and proven experience managing a dedicated portfolio.
  • They are looking for someone who is genuinely motivated, has a positive attitude, wants to build a long‑term career within the sector, and is keen to progress professionally. The successful candidate will have the opportunity to develop within the business and progress towards a Senior Block Manager position.
The sooner the successful candidate can start, the better.
Professional Qualifications

The business values professional development and encourages all Property Managers to work towards achieving MTPI qualification.

  • Already hold their MTPI qualification / MRICS / AssocRICS, or
  • Currently hold ATPI qualification and are looking to complete their MTPI qualification
Key Responsibilities
  • Full end‑to‑end management of a residential block / estate portfolio.
  • Acting as the main point of contact for clients, residents, contractors and stakeholders.
  • Organising, attending and chairing AGMs and client meetings independently.
  • Preparing and managing service charge budgets/year‑end account approvals and queries.
  • Ensuring compliance with legislation, regulations and best practice.
  • Instructing, managing and monitoring contractors and maintenance works.
  • Producing accurate correspondence, reports and updates.
  • Supervising on‑site staff where applicable.
  • Planning, prioritising and adapting workload to meet business and client needs.
What We Are Looking For
  • Proven knowledge and experience in residential block and estate management.
  • Strong knowledge of the Landlord and Tenant Act and residential management best practice.
  • Familiarity with RICS and TPI guidance and procedures.
  • Ability to interpret and implement procedures consistently.
  • Commitment to excellent customer service.
  • Strong problem‑solving and forward‑thinking ability.
  • Confident verbal communicator with a diverse client group.
  • Strong written communication and numerical skills.
  • Excellent IT skills including Word, Excel and property management software.
  • Highly organised with strong attention to detail.
  • Ability to work independently and take responsibility.
  • Full UK driving licence and willingness to travel.
