Job summary

Worth Recruiting’s client in Edgware is seeking an experienced Block Manager to oversee a residential portfolio. You will manage leaseholders, prepare budgets, and coordinate with contractors to ensure compliance with lease terms and regulations.

The role offers a full-time permanent contract with a competitive £40,000 salary, Monday–Friday work, and a supportive environment encouraging autonomy in portfolio management.

Qualifications

• Proven experience within Block Property Management.
• Strong knowledge of residential and commercial leases.
• Experience with budgets, service charges and management accounts.
• Confident dealing with leaseholders, clients, contractors and stakeholders.

Responsibilities

• Managing a portfolio of residential blocks and maintaining relationships with leaseholders and clients.
• Preparing and administering Section 20 notices and consultation processes.
• Preparing budgets, management accounts and monitoring service charge expenditure.
• Organising repairs, maintenance works and liaising with contractors and suppliers.
• Attending AGM meetings and handling leaseholder enquiries.
• Ensuring properties are managed in accordance with leases and regulations.

What you'll be doing (Key Responsibilities) as a Block Manager:

• Ability to prioritise workloads and remain calm under pressure
• ARLA, IRPM or RICS qualification would be advantageous
