Job summary

Lloyds Living in Manchester is seeking a proactive Block / Facilities Manager to oversee the operational management, compliance and maintenance of residential blocks and communal assets. You will ensure safety, regulatory compliance and a high-quality living environment for residents.

With 5+ years in block or facilities management, you will manage planned and reactive maintenance, liaise with contractors, monitor budgets and keep residents informed, driving continuous improvement and ensuring

Qualifications

• 5+ years' experience in block management, facilities management or similar role.
• Strong knowledge of UK property compliance, building safety and health & safety legislation.
• Experience managing statutory compliance programmes and complex remedial workstreams.
• Experience managing contractors, service providers and maintenance programmes.
• Strong understanding of Planned Preventative Maintenance (PPM) programmes.
• Experience managing budgets and controlling operational expenditure.
• Excellent stakeholder management and communication skills.
• Strong attention to detail with the ability to identify compliance risks and documentation inaccuracies.

Responsibilities

• Manage statutory and regulatory compliance across the portfolio and renew certifications within legal timeframes.
• Verify compliance documentation such as FRA, Fire safety, Gas Safety Certificates, EICRs, lifts and water hygiene.
• Oversee reactive, planned and preventative maintenance; manage developments and contractor performance against SLAs.
• Lead temporary and long-term remedial works arising from inspections and resident reports.
• Manage budgets, track expenditure and identify cost-saving opportunities while maintaining service quality.
• Communicate planned works and updates to residents; support leasehold/tenancy activities as required.
• Collaborate with internal teams to ensure a seamless resident experience and continuous improvement.
