Job summary

Cobalt Recruitment is partnering with an established managing agent in Hertfordshire to recruit a Block Manager who will own a residential portfolio and build strong relationships with leaseholders, contractors and clients.

The successful candidate will oversee day-to-day management, ensure high service standards and operate with a degree of autonomy in a busy property management environment.

Qualifications

• Good working knowledge of residential leasehold property management.
• Experience with service charge budgets and expenditure.
• Understanding of Section 20 consultation processes and major works.
• Ability to manage contractors and maintenance programmes.

Responsibilities

• Manage a portfolio of residential developments across Hertfordshire.
• Be the key point of contact for clients and leaseholders.
• Prepare and monitor service charge budgets with internal teams.
• Coordinate planned and reactive maintenance across the portfolio.
• Manage contractors and monitor quality of works.
• Oversee Section 20 processes and support major works.
• Conduct site inspections and ensure follow-up actions.
• Ensure compliance with leasehold, health & safety, and property management requirements.
• Review expenditures and maintain accurate financial management.
• Respond to leaseholder inquiries and resolve issues promptly.
