Job summary

Cobalt Recruitment is recruiting an experienced Block Manager to join an established residential managing agent in North London. The role offers a salary of £45,000-£55,000, hybrid working, and progression opportunities, with autonomy over a varied residential portfolio supported by internal teams.

This is a Block Manager role with scope for career progression and further professional qualifications, within a respected property management firm.

Qualifications

• Experience in residential block management essential.
• Knowledge of service charges and leasehold law required.
• Experience handling Section 20 consultations and major works preferred.
• Strong health and safety, fire safety and compliance knowledge.
• Ability to manage relationships with clients, residents and contractors.
• Clear organisational and communication skills.

Responsibilities

• Manage day-to-day operations of a residential block portfolio.
• Build relationships with freeholders, RTMs, leaseholders and contractors.
• Prepare and monitor annual service charge budgets.
• Oversee planned and reactive maintenance and contractor works.
• Coordinate Section 20 consultations and major works projects.
• Conduct site inspections and ensure actions are followed up.
• Maintain health and safety and property compliance oversight.
• Attend client, resident and AGM meetings when required.
• Handle complex property matters with internal teams.
