Job summary

Menter a Busnes seeks a Property Manager (Associate Director) in the Telford area to lead a varied portfolio of residential properties. You will be the main client contact for tenants, landowners and contractors, ensuring compliance, efficient operations and proactive portfolio development.

The role requires ARLA, AssocRICS or MRICS qualifications, strong lettings and tenancy knowledge, and experience managing budgets, rent reviews and contractor coordination.

Qualifications

• ARLA, AssocRICS or MRICS qualification.
• Residential property, estate management or rural property management experience.
• Knowledge of lettings, tenancy management, inspections, repairs and contractor management.
• Excellent communication and negotiation skills.
• Experience managing budgets, rental income, expenditure and arrears.
• NVQ Level 2 or equivalent qualification required.

Responsibilities

• Oversee a diverse portfolio of residential properties, ensuring estates are managed efficiently, professionally and in line with relevant regulations.
• Build strong working relationships with landowners, tenants, contractors and other stakeholders, acting as a trusted point of contact for day-to-day property matters.
• Conduct regular property inspections, identify maintenance requirements and coordinate repair programmes with appropriate contractors.
• Take ownership of tenancy and letting matters, including sourcing and assessing quotations, providing rental market advice and negotiating rent reviews.
• Manage property budgets, expenditure and cashflow, while monitoring rental income and addressing outstanding arrears where required.
• Support the wider team with new business activity, including preparing proposals, attending pitches and identifying opportunities to expand the client portfolio.
• Keep clients informed of changes in legislation, regulations and industry developments, providing practical advice on how these may affect their properties and estate strategy.
• Look for opportunities to improve the performance and management of client portfolios, introducing new initiatives and more efficient ways of working.
• Provide support and guidance to property management colleagues, helping maintain consistent standards across the team.
