Job summary

OUR CLIENT is a leading institutional real estate investment business seeking an Associate Director - Real Estate Fund Controller to oversee pan-European funds, financial reporting, governance and provider management. The role links investment business with external administrators and advisers.

The candidate will focus on IFRS and local GAAP reporting, fund structures, SPVs and complex real estate accounting, working with auditors and tax advisers across jurisdictions.

Qualifications

• ACA/ACCA qualified or equivalent.
• At least five years asset management experience, ideally in real estate.
• Strong experience in real estate fund finance, fund control, financial reporting or fund operations.
• Good knowledge of IFRS and Luxembourg GAAP; fund structures, SPVs and complex real estate accounting.
• Experience overseeing third-party fund administrators and working with auditors and tax advisers.
• Understanding of the real estate investment lifecycle, including transactions and financing.
• Strong analytical, organisational and stakeholder management skills.
• Proactive approach to process improvement, systems and technology.
• Experience managing or developing a small team would be advantageous.

Responsibilities

• Oversee pan-European open/closed-ended real estate funds' financial control and reporting.
• Review outsourced fund administration deliverables: management accounts, NAVs, financial statements, investor reporting.
• Ensure IFRS and local GAAP reporting; review fund performance metrics, fees, valuations and distributions.
• Monitor investor cash movements, capital calls, redemptions, distributions, treasury and liquidity.
• Oversee lender reporting and loan covenant compliance.
• Coordinate annual audits, tax compliance and statutory reporting across jurisdictions.
• Participate in onboarding of acquisitions, disposals, refinancings and new structures.
• Support restructurings of SPVs and holding companies.
• Maintain fund governance and relationships with administrators, auditors, tax advisers.
• Collaborate with Investment Management, Asset Management, Legal, Tax, Treasury and Investor Relations.
• Identify opportunities to improve reporting, controls, systems and efficiency; leverage technology/AI.
