Job summary

Building Careers UK Ltd is seeking an Assistant Quantity Surveyor to join a North West residential developer in Lancashire. You will work with the commercial team from procurement through to final accounts, supporting cost control and cost reporting for high-quality family homes.

The role offers exposure to the full commercial lifecycle within housebuilding, with progression opportunities and a strong team environment. A driving licence is preferred.

Qualifications

• Degree or equivalent in Quantity Surveying or related construction discipline.
• Experience as Assistant Quantity Surveyor / Trainee Quantity Surveyor.
• Experience in construction or housebuilding.
• Good understanding of construction costs and commercial processes.
• Knowledge of subcontract procurement and cost control.
• Strong numerical and analytical skills.
• Good IT skills, particularly Microsoft Excel.
• Excellent communication and organisational skills.
• A proactive approach and willingness to learn.
• Full UK driving licence.

Responsibilities

• Support the Quantity Surveyor with the commercial management of residential developments.
• Assist with procurement of subcontractors, materials and services.
• Review subcontractor and supplier quotations.
• Assist with tender analysis and comparison.
• Prepare and maintain commercial documentation.
• Assist with subcontract orders and contractual documentation.
• Monitor project costs and expenditure.
• Assist with valuations, applications for payment and payment certificates.
• Support monthly cost/value reporting and forecasting.
• Monitor variations, change and additional works.
• Assist with cost control and identifying potential commercial risks.
• Liaise with site teams, subcontractors and suppliers.
• Assist with subcontractor payments and account management.
• Support the preparation and agreement of final accounts.
• Maintain accurate commercial records throughout the project.
• Assist with cost reporting and commercial reviews.
• Develop strong working relationships across construction and commercial teams.

The successful candidate will join a well-established commercial team working on residential developments across the North West, including a current development of high-quality 2, 3, 4 and 5-bedroom homes in the Preston/Goosnargh area.

The Role

An excellent opportunity has arisen for an Assistant Quantity Surveyor to join the commercial team and develop their career within a successful residential housebuilder.

Working alongside the Quantity Surveyor and wider commercial team, you will assist with the commercial management of residential construction projects from procurement through to final account.

This is an ideal opportunity for an Assistant QS looking to build their experience within housebuilding and residential development, with excellent exposure to the full commercial lifecycle.

Key Responsibilities

• Supporting the Quantity Surveyor with the commercial management of residential developments

The Ideal Candidate

The successful candidate will ideally have:

• Experience working as an Assistant Quantity Surveyor / Trainee Quantity Surveyor

• Previous experience within construction or housebuilding

• A degree/HNC/HND in Quantity Surveying or a related construction discipline would be advantageous

• Good understanding of construction costs and commercial processes

• Knowledge of subcontract procurement and cost control

• Strong numerical and analytical skills

• Good IT skills, particularly Microsoft Excel

• Excellent communication and organisational skills

• A proactive approach and willingness to learn

• Ability to work effectively with site and commercial teams

• Full UK driving licence
