Job summary

NIFHA - Northern Ireland Federation of Housing Associations in Belfast is seeking a Property Assets Manager (Ref PAM/09/26) for a full-time 37-hour week. You will oversee the housing portfolio, maintain high standards, and drive investment aligned with sustainability goals, health and safety, and regulatory compliance.

The role requires strong project management, budgeting, and data-management capabilities, with leadership across departments to optimise asset performance and lifespan.

Qualifications

• 3rd level education in Asset Management, Building Surveying, Property Management, or related field OR a minimum of 2 years’ experience in a similar role
• A minimum of 2 years’ experience in a related field.
• Deep understanding of compliance requirements in the housing sector, including building safety, gas safety, fire safety, and environmental standards.
• Knowledge of planned maintenance programmes, property condition surveys, and asset data management.
• Experience with sustainability practices and energy efficiency initiatives in property management.
• Strong project management skills with experience leading large-scale maintenance or investment programmes.
• Ability to prepare and manage budgets, forecast costs, and make strategic investment decisions.
• Experience using asset management software, compliance tracking systems, and data analysis tools.

Responsibilities

• Oversee the property portfolio to high standards and ensure regulatory compliance.
• Drive planned maintenance and investment decisions for long-term asset management.
• Lead initiatives for Net Zero carbon strategy within the housing stock.
• Ensure health and safety standards and building regulations are met.
• Collaborate across departments and manage a team to optimise performance and lifespan of properties.
