Job summary

Mileway is seeking an Asset Manager in Birmingham to own the asset management strategy for a regional portfolio, drive leasing activity and improve financial performance. You will collaborate with Asset Management, Property Management, Development and Finance to deliver plans, while building strong relationships with occupiers and advisers.

Responsibilities

  • Take ownership of the asset management strategy and business plans for an allocated portfolio, aligning with regional objectives.
  • Lead leasing activity across the portfolio including lettings, renewals, rent reviews, restructures, surrenders and capex.
  • Negotiate commercial lease terms with legal advisers to ensure transactions are documented and completed.
  • Monitor operational and financial performance, identify risks, trends and opportunities to improve returns.
  • Develop strategies to maximize occupancy, rental growth, income security and long‑term value.
  • Prepare and manage budgets, forecasts, asset plans and performance reports with clear financial analysis.
  • Identify value-creation initiatives including refurbishment, redevelopment, extensions and sustainability improvements.
  • Collaborate with Development and Finance teams to assess opportunities and ensure timely project delivery.
  • Develop marketing and leasing strategies for vacant properties with internal teams and agents.
  • Build strong relationships with occupiers and stakeholders to understand requirements and drive retention.
  • Maintain relationships with consultants, property managers, agents and advisers.
  • Contribute to valuations, hold-sell analyses and investment assessments.
  • Provide timely portfolio updates to senior stakeholders and regional performance reviews.

We are looking for an Asset Manager to join our regional office in Birmingham. You will become part of a dynamic team responsible for strengthening and expanding Mileway's position as the market leader in last-mile logistics real estate.

You will take ownership of the asset management strategy for a portfolio of properties, driving leasing activity, improving financial performance and identifying opportunities to create long-term value. Working closely with colleagues across Asset Management, Property Management, Development and Finance, you will help deliver our regional business plans while building strong relationships with occupiers, advisers and other stakeholders.

What you'll do
  • Take ownership of the asset management strategy and business plans for an allocated portfolio, ensuring alignment with Mileway's regional and wider business objectives.
  • Lead leasing activity across the portfolio, including new lettings, lease renewals, rent reviews, lease restructures, surrenders and associated capital expenditure.
  • Negotiate commercial lease terms and work closely with legal advisers to ensure transactions are documented and completed efficiently.
  • Monitor the operational and financial performance of assets, identifying risks, emerging trends and opportunities to improve returns.
  • Develop and implement strategies to maximise occupancy, rental growth, income security and the long-term value of the portfolio.
  • Prepare and manage property budgets, forecasts, asset business plans and performance reports, providing clear recommendations supported by financial and market analysis.
  • Identify and deliver value-creation initiatives, including refurbishment, redevelopment, extensions and sustainability improvements.
  • Work closely with the Development and Finance teams to assess investment opportunities and ensure projects are delivered in line with approved business plans, budgets and timelines.
  • Develop effective marketing and leasing strategies for vacant properties, working with internal teams and external agents to generate demand and convert opportunities into completed lettings.
  • Build strong relationships with occupiers, developing a detailed understanding of their operational requirements and identifying opportunities to improve customer satisfaction and retention.
  • Manage and maintain effective relationships with regional and national consultants, external property managers, agents, legal advisers and other professional partners.
  • Contribute to valuations, hold-sell analyses, investment assessments and other strategic portfolio initiatives.
  • Provide timely and accurate portfolio updates to senior stakeholders and contribute to regional performance reviews and decision-making.
What you'll bring
  • Relevant professional experience in asset management, commercial property, leasing, valuation or a related real estate discipline.
  • A strong understanding of commercial real estate fundamentals, preferably gained within the industrial, logistics or wider commercial property sector.
  • Demonstrable experience of managing leasing transactions, business plans, budgets and asset-level performance.
  • Strong analytical, financial and commercial capabilities, with experience interpreting property data, valuations and financial models.
  • A track record of identifying opportunities, developing clear recommendations and delivering measurable improvements in asset performance.
  • Strong negotiation and stakeholder-management skills, with the confidence to manage relationships with occupiers, agents, advisers and internal teams.
  • Excellent written and verbal communication skills in English.
  • A bachelor's degree in a RICS-accredited discipline or an equivalent relevant qualification.
  • MRICS qualification is required.
  • A proactive, hands-on and results-oriented approach, with the ability to manage competing priorities and work both independently and collaboratively.
  • A full, clean UK driving licence and the flexibility to travel across the regional portfolio.
