Qualifications

The Opportunity:
Position Summary:

The primary function of the Maintenance Supervisor is to oversee the maintenance and repairs of all building systems, equipment, facilities, and grounds to provide a safe and operationally sound building. This position supervises the Maintenance Technicians and Sanitation personnel (where applicable) in terms of work assignments and performance management. The Maintenance/Facilities Supervisor works with local service providers, inspectors, and property asset managers in caring for the overall functional performance of the building and equipment.

Essential Functions of Job:
  1. Oversee the day-to-day operations of the maintenance department.
  2. Direct the assessment, repair, and documentation for equipment and facility preventative maintenance, cleaning, and repair activities.
  3. Supervise the completion of Preventive and Predictive Maintenance activities for motorized material handling equipment, conveyor belts, and building HVAC systems.
  4. Anticipate potential facility and equipment problems and develop a plan of action to prevent the problem from affecting the Distribution Center’s operation, in partnership with the Facilities Manager.
  5. Ensure that parts stock for the maintenance department is maintained to promote efficiencies of service.
  6. Maintain company and required federal OSHA and state-mandated standards pertaining to safety for maintenance/mechanical activities, sanitation, and housekeeping.
  7. Conduct OSHA and state-mandated training pertaining to maintenance and facility management requirements.
  8. Provide training and guidance to the Maintenance Team to assist in their ongoing skills enhancement and career development.
  9. Ensure that Maintenance Technicians and Sanitation associates meet performance standards and comply with safety policies and regulations.
  10. Work with vendors and contractors to ensure work is performed according to agreed terms.
  11. Perform other duties as assigned.
Knowledge, Skills, and Abilities:
  1. Ability to perform general troubleshooting and maintenance on motorized material handling equipment, conveyors, hydraulic, and/or pneumatic equipment.
  2. Ability to read schematics and mechanical drawings.
  3. Knowledge of spare parts inventory practices.
  4. Possess strong verbal and written communication/documentation skills.
  5. Ability to work flexible hours.
  6. Ability to effectively give and receive feedback in a professional and respectful manner that sets an example to others.
  7. Excellent organizational skills and attention to detail.
  8. Excellent time management skills with a proven ability to meet deadlines.
  9. Strong analytical, problem-solving, and decision-making skills.
  10. Ability to prioritize tasks and to delegate them when appropriate.
  11. Ability to act with integrity, professionalism, and confidentiality.
  12. Proficiency with Microsoft Office Suite or related software.
Supervisory Responsibilities:

Direct supervision of Maintenance Technicians for daily work assignments, work schedules, performance management, and training.

Working Conditions:
  1. Moderate but varying temperature and humidity in office and warehouse environments.
  2. Work is performed inside and outside the property with exposure to inclement weather.
  3. Regularly exposed to cold, heat, dust, pollen, odors, oil, fumes, and noise.
Physical Requirements:
  1. Must be able to lift up to 50 lbs.
  2. Must be able to physically perform repairs as needed.
  3. Must be comfortable working at heights of up to 40 feet when operating scissor lift and other warehouse lift equipment.
  4. Must have manual dexterity to use power tools and other mechanical equipment safely and competently.
  5. Must be able to access and navigate the organization’s facilities, grounds, and equipment.
Minimum Qualifications:
  1. Associates of Arts (A.A.) degree preferred or 3 or more years of experience in facilities and maintenance supervision, preferably in a Distribution Center or warehousing environment.
  2. Automated Process Control or Material Handling Equipment maintenance experience.
  3. Understanding of and experience with HVAC systems.
  4. Previous experience using, training, and enforcing Lock-out/Tag-out process, fall protection, and other required OSHA and state required safety regulations.
  5. Welding and/or fabrication experience.
  6. Extensive mechanical and electrical knowledge and troubleshooting skills. CFM certification or pursuing CFM certification a plus.
  7. Formal electrical/electronic, technician or mechanical millwright training are a plus.
  8. Experience establishing and maintaining relationships with individuals at all levels of the organization, in the business community, and with vendors.

The annual base salary range for this position is $68,000.00- $78,000.00. The actual base salary offered depends on a variety of factors, which may include, as applicable, the applicant’s qualifications for the position; years of relevant experience; specific and unique skills; level of education attained; certifications or other professional licenses held; other legitimate, non-discriminatory business factors specific to the position; and the geographic location in which the applicant lives and/or from which they will perform the job. Individuals employed in this position may also be eligible to earn bonuses.
