Maintenance Technician

Key Responsibilities
- Prepares Market Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move-in experience.
- Performs routine interior and exterior community maintenance as scheduled and on request; may include painting, snow/ice removal, gutter cleaning, replacing filters, working with trash compactor, etc.
- Performs routine maintenance and repair on community equipment including plumbing, light bulb replacement, A/C maintenance, electrical, carpentry and mechanical repair.
- Responds to all repair requests and maintenance concerns from residents and staff in a timely manner and with a professional attitude.
- Reports maintenance concerns on vacant units, models, common areas, equipment malfunctions, breakdowns and hazardous conditions to the Maintenance Supervisor in a timely manner.
- Maintains resident privacy and obtains proper authority prior to entering resident apartments.
- Ensures maintenance items are kept in safe areas to prevent injuries to residents, associates, and visitors.
- Delivers superior customer service and always represents the company in a professional manner.
- Attends in-service training and education sessions, as assigned.
- Works with vendors as instructed (e.g., landscaping, painting, asphalt).
- Knowledgeable of state, local, and federal fair housing laws and must follow all safety/OSHA requirements.
Qualifications & Skills
- Must be at least 18 years old.
- Basic knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
- Strong customer service skills with a passion for assisting others.
- Excellent communication, problem-solving, and interpersonal abilities.
- Ability to multitask, prioritize, and work efficiently in a fast-paced environment.
- Detail-oriented with strong organizational and time-management skills.
- Willingness to work a flexible schedule, including on-call hours, weekends, and holidays.
Education & Experience (but Not Required)
- 1–3 years of prior maintenance experience, ideally in a similar facility.
- HVAC, EPA, and/or CPO certifications are beneficial.
- A valid driver\'s license and reliable transportation may be required, depending on property needs.
- High school diploma or equivalent is required.
