Overview
Job Purpose
To oversee and manage the maintenance activities for the HVAC systems in Cairo Metro Line 3, ensuring safety, reliability, and operational efficiency. This role involves supervising maintenance tasks, ensuring compliance with safety, environmental, and technical standards, and supporting initiatives related to Building Facility Management, capital investments, sustainability, and commercial ventures.
Responsibilities
- Maintenance Activities
- Maintain HVAC and Tunnel Ventilation systems to meet technical specifications and regulatory standards, ensuring compliance with the maintenance plan.
- Provide technical support for mechanical system maintenance, including troubleshooting HVAC systems, filters, fans, and ducts.
- Implement routine inspections and maintenance tasks to ensure optimal functioning and safety of all mechanical components.
- Manage and monitor inventory of materials, tools, and equipment.
- Troubleshooting and Repair
- Supervise and manage repair works on damaged assets, utilizing the proper tools and equipment.
- Respond promptly and efficiently to emergency repair needs.
- Perform corrective maintenance, identifying and resolving malfunctions quickly.
- Assist in rehabilitating existing railway assets to extend their life and improve safety.
- Conduct installations, inspections, tests, and necessary maintenance as per requirements.
- Analyze asset conditions and report on necessary interventions to ensure longevity and efficiency.
- Technical Analysis
- Perform system performance analysis and simulations to optimize efficiency and functionality.
- Diagnose root causes of mechanical failures and recommend corrective actions.
- Contribute to the development and compliance of maintenance budgets.
- Team Management
- Lead and manage HVAC technicians and assistant technicians, collaborating with contractors and engineering teams.
- Oversee team rosters and shifts to ensure timely and efficient work.
- Documentation and Reporting
- Prepare technical documents, such as design reports, specifications, and user manuals.
- Track maintenance logs, equipment failures, and corrective actions, ensuring accurate record-keeping.
- Validate and report accurate records of inspections and maintenance activities in CMMS systems.
- Provide reports on the condition of railway structures, with recommendations for maintenance or upgrades.
- Collaboration
- Collaborate with technicians and engineers to resolve mechanical maintenance issues promptly.
- Interface with operations and maintenance teams to ensure seamless workflow.
- Contribute to the development and implementation of organizational goals, policies, and objectives.
- Field Surveys and Assessments
- Conduct field surveys and assessments for engineering studies or project planning.
- Provide insights into existing infrastructure conditions to support new projects.
- Emergency Response
- Respond promptly and effectively to service calls.
- Inspection and Compliance
- Perform regular inspections to assess equipment condition and ensure safety compliance.
- Test operational systems and emergency features to verify their functionality.
- Safety
- Ensure all maintenance activities adhere to relevant safety standards, regulations, and environmental rules.
- Conduct safety audits and participate in incident investigations to improve safety protocols.
- Adhere to 5S and lean manufacturing standards in all maintenance activities.
- Report and escalate any environmental or safety issues to the Executive Maintenance team.
- Maximo
- Utilize Maximo to manage and track maintenance activities, schedules, and asset conditions.
- Ensure that all records related to inspections, repairs, and maintenance are logged accurately in the CMMS system.
- Ensure all work activities are closed in Maximo once the work has been completed (as per the defined company timescales).
- Quality Assurance
- Implement quality control measures to ensure that all maintenance work meets company standards and industry regulations.
- Continuously evaluate and improve maintenance methods to enhance service quality.
- Other Duties
- Undertake additional tasks as assigned.
- Be available for after-hours work when required.
Qualifications
- Essential Qualifications, Knowledge & Experience
- Bachelor’s degree in Mechanical or Mechatronics Engineering.
- Knowledge
- Strong technical knowledge relevant to HVAC and mechanical systems.
- Familiarity with Enterprise Asset Management (EAM) systems, such as Maximo.
- Knowledge of health and safety practices and regulations.
- Strong communication and customer service skills.
- Proficiency in English (fluent in speaking and reading) and Arabic.
- Experience
- Minimum of 3-5 years in a maintenance environment and project management.
- Proven experience in change management and improving quality and methods.
- Familiarity with CMMS/BMS systems (Maximo preferred).
