Qualifications

About The Role

About this opportunity

As a member of our Technical and Environmental Team, you will carry out building surveying commissions, full technical due diligence missions (and other related advisory mission for the investors/lenders) and monitor construction projects’ progress on behalf of the investors and of the lenders, identifying, assessing and advising on any issues that arise and can have an impact on the investment.

Responsibilities include but are not limited to:

  • Delivering high-quality services and ensuring that deliverables meet customer’s requirements and Gleeds’ internal quality standards.
  • Conducting building inspections to evaluate the property's overall condition, including surveys, dilapidation advice, and party wall advice.
  • Identifying potential risks and liabilities associated with the property, including structural defects, maintenance and code compliance issues, and use concerns (providing information on the technical constraints inherent to certain choices of works).
  • Reviewing relevant documentation such as building plans and permits, maintenance records, and compliance certificates to ensure accuracy and completeness, and to ensure that the property complies with local building codes, regulations, Client’s standards as well as with market standards.
  • Preparing comprehensive due diligence reports, with CAPEX strategies based on Client’s business plan as well as planned maintenance programs.
  • Advising on the impact of legal, regulatory, urban planning and technical developments on the client's strategy in terms of investment, or in the context of a construction project.
  • Carrying out Project Monitoring missions, including controlling and reporting on the quality of construction projects, their alignment with the construction contracts, monitoring studies progress, permitting and any issues (including EXE studies, building controller reports, VISAs from design team…), evaluating the progress against contractual schedule, advising on insurance, penalties and validating utilisation requests and invoices.
  • Communicating with and providing good sound professional advice to both clients and other project team members.
  • Collaborating with other specialists, such as environmental consultants or structural engineers, to provide a thorough assessment.
  • Ensuring that all quantitative and financial information has been independently checked before issue, including maintaining evidence of independent checks.
  • Remaining in the remit of your role and when additional responsibilities need to be carried out, conduct this in a fully informed manner with the approval of your line manager.

About You

Who we’re looking for:

Experience, Knowledge and Key Skills

  • 5-10 years in technical due diligence and project monitoring activities within Real Estate sector.
  • Good knowledge of normative maintenance levels, understanding of maintenance and major upkeep issues of a typology of asset / real estate portfolio, define and propose strategies and CAPEX works (construction, renovation, development, repair or large-scale maintenance interventions, etc.).
  • Familiar with the specificities of the different types of real estate assets and be able to provide information on the technical constraints inherent to certain choices of works.
  • Good multidisciplinary technical knowledge in the real estate field, such as:
    - In-depth technical knowledge - knowledge of building standards and techniques, safety regulations, town planning, construction, energy transition, construction methods and materials, etc.
    - Knowledge of technical equipment and mandatory periodic inspections, maintenance levels and ranges.
    - Knowledge of the technical aspects of leases (commercial, civil, long-term leases, etc.) and construction contracts (CPI, VEFA, macro-lots, etc.).
    - Knowledge of construction insurance and guarantees, operating insurance.
  • Good organizational skills and the ability to quickly adapt to changes.
  • Good communication and interpersonal skills.
  • Ability to work as part of a team.
  • Fluency in French and English.
  • Eligible to work in France.

Qualifications

  • Degree in Architecture, Building Engineering or similar.
