Job summary

The Durst Organization seeks a Lead Handyperson to join the SVEN service team in Long Island City, Queens. You will oversee work orders, maintenance schedules, and a pool of handyperson labor, reporting to the Property Manager.

The role includes preventative maintenance, safety oversight, and on-call availability for emergencies. Responsibilities span building systems, safety programs, vendor supervision, and coordinating with the Property Management team to deliver on resident commitments.

Qualifications

• High school diploma or equivalent preferred.
• Minimum 3 to 5 years’ experience in a maintenance department or facility.
• FDNY certificate of qualification for Refrigerating System Operating Engineer (Q-01) recommended.
• Certificate of Fitness S-12/S-13 recommended; may need within six months.
• OSHA 10 hour and Local 32BJ training where relevant; basic trades experience.
• Local 32 BJ handyperson course is a plus.

Responsibilities

• Reviews, assigns, and oversees all work order tickets and maintenance workflows.
• Maintain a safe environment throughout the building.
• Oversee preventative maintenance for BMS and mechanical systems.
• Assess repair needs and estimate time; determine need for external help.
• Monitor service contractors and building repair teams.
• Manage inventory of maintenance supplies and safety programs.
• Coordinate emergency responses and on-call duties.
• Budgeting, scheduling, and administration for maintenance operations.
• Ensure safety compliance with OSHA standards and building manuals.
• Lead and mentor maintenance staff within SVEN service team.
• Perform daily and periodic inspections of building systems (HVAC, electrical, etc.).
• Ensure cleanliness and upkeep of mechanical rooms and facilities.
