Job summary

Hw3 Llc is seeking a BMS Commissioning Engineer for a flagship data centre project in Finland. You will lead Level 3 commissioning of building management systems, with potential involvement in Level 4 integrated systems testing and validation.

You will configure and commission Honeywell Niagara-based controllers, support EBI supervisor work, and integrate third-party equipment using BACnet and Modbus protocols. Strong English communication and autonomous on-site work are essential.

Qualifications

• Proven hands-on experience in BMS commissioning.
• Strong practical experience with Honeywell Niagara or Niagara-based platforms.
• Experience in configuring, testing and troubleshooting BMS controllers.

Responsibilities

• Execute Level 3 BMS commissioning, with potential involvement in Level 4 integrated systems testing.
• Configure, programme, test and commission Honeywell Niagara-based BMS controllers.
• Support Honeywell EBI supervisor configuration, graphics development and commissioning.
• Integrate third‑party mechanical and electrical equipment using BACnet and Modbus protocols.
• Perform point-to-point checks, I/O verification and functional testing.
• Verify BMS monitoring and communication with critical infrastructure, including UPS systems, PDUs, cooling systems, electrical distribution and environmental sensors.
• Troubleshoot controller, network and integration issues, documenting and resolving commissioning defects.
• Support customer witness testing, handover documentation and coordination with project teams.
• Proven hands‑on experience in BMS commissioning.
• Strong practical experience with Honeywell Niagara or Niagara-based BMS platforms.
• Experience in controller configuration, testing and troubleshooting.
• Good working knowledge of BACnet and Modbus.
• Experience integrating HVAC, cooling, or electrical systems into BMS platforms.
• Ability to work independently on site and communicate effectively in English.
• Honeywell EBI and Niagara N-ADV controller experience.
• BMS graphics development and supervisor configuration.
• Data centre or other mission‑critical facility commissioning.
• Large‑scale BMS installations and complex third‑party integrations.
• Level 4 integrated systems testing.

Are you an experienced BMS Commissioning Engineer with strong Honeywell Niagara expertise? Join a major data centre project in Finland, supporting the commissioning of critical building automation systems for a global building automation and technology provider. The project initially covers five data halls, with potential for significant expansion. This is an excellent opportunity to contribute to a large-scale, mission‑critical environment involving complex systems integration and commissioning.

Location: Finland

Contract: Freelance / Contract

Duration: 6–8 months, with potential extension

Start Date: Mid-January 2027 (anticipated)

Working Hours: 40 hours per week

Key Responsibilities
