Job summary

Vivid Resourcing Ltd in Finland seeks an experienced BMS Commissioning Engineer on a contract basis to bring building management systems into service on live projects.

You will work on-site with project managers, site teams, electrical and mechanical contractors, loading and testing control software, verifying plant operation and handing over records. Fluent English required; Finnish skills are desirable.

About the role

Our client is looking for experienced BMS Commissioning Engineers to join its projects in Finland on a contract basis. The role is responsible for bringing building management systems into service, making sure they are installed, configured, tested and handed over in line with the design and the client’s requirements.

You will work on site alongside project managers, site teams, electrical and mechanical contractors and controls engineers. Your work will include checking installations, loading and testing control software, verifying the operation of connected plant and equipment, and resolving faults as they arise. You will also complete commissioning records and support the handover process.

The role suits a commissioning engineer who can work independently on live sites and keep to programme. A methodical approach, sound technical knowledge of building controls and clear communication with other trades will be important, as will a firm commitment to safe working.

Main responsibilities

• Commission building management systems, including controllers, field devices, sensors, actuators and supervisory software
• Check installations against drawings, specifications and control schematics before commissioning starts
• Load, configure and test control software and strategies, and verify them against the design
• Test and verify the operation of connected HVAC, electrical and other building services plant
• Diagnose and resolve faults in controls, wiring, communications and software
• Work with electrical, mechanical and controls contractors to coordinate commissioning activities
• Complete commissioning documentation, test records and as-built information
• Witness testing with the client or their representatives and support snagging and defect close-out
• Support training and handover to the client’s operational teams
• Follow site health and safety procedures and promote safe working practices
• Report progress and issues to the project team

Requirements

Essential

• Proven experience commissioning BMS or building automation systems on construction or building services projects
• Working knowledge of BMS architecture, controllers, field devices and communication protocols such as BACnet or Modbus
• Ability to read and interpret control schematics, wiring diagrams and specifications
• Experience of fault finding and testing controls and connected plant
• Ability to work independently on site and to programme
• Good communication skills, with the ability to coordinate with other trades
• Fluent English, written and spoken

Desirable

• A relevant technical qualification in electrical, automation or building services engineering, or equivalent practical experience
• Experience with major BMS platforms
• Experience of commissioning projects in Finland or the wider Nordic region
• Working knowledge of Finnish
