Iroko Iberia invests in and manages hotels, office, retail, and logistics properties on behalf of various investors. As we continue to expand rapidly, we are seeking an entrepreneurial Retail Asset & Property Manager to accompany the fast-growing and diversifying retail portfolio.

Position Overview

As the Retail AM / PM, you will i) manage yielding retail parks and shopping centers, including lease management, relationships with tenants, building maintenance, capex follow-up, commercial accounting and reporting to investors; ii) contribute to the underwriting of new retail opportunities and; iii) lead the retail developments within our Value-Add strategy, including works follow-up from planning to delivery, commercialization, lease negotiation, and disposal. This role requires a proactive approach, with a keen focus on optimizing asset value and fostering strong relationships with tenants as well as a keen understanding of developments.

Key Responsibilities
  • Develop and execute property management plans to enhance asset value (lease administration including management of rent / invoices, checking legal and contractual obligations linked to leases, licenses, insurances, tax, etc)
  • Take a hands-on approach to leasing, negotiation, and tenant relations to drive occupancy and rental income and generate cross-strategy opportunities
  • Regular site visits to foster strong ties with tenants
  • Implement cost-effective maintenance (in line with budget) and strategic Capex initiatives to enhance properties from tenders to execution
  • Follow-up of developments from planning to delivery (including construction permits)
  • Direct collaboration with external advisors: brokers, appraisers, accountants, tax specialists, general constructors, lawyers, etc
  • Conduct thorough reporting to monitor property performance and identify opportunities for improvement
  • These missions are not exhaustive; this role requires a combination of strong management skills, deep knowledge of the market and developments, relationship-building abilities and the capacity to be independent and drive initiatives
Qualifications
  • University degree in Real Estate, Business Administration, Finance, Engineering, or related field
  • Minimum of 5 years of experience in retail property management
  • Proven experience in developments would be ideal
  • Excellent communication skills and ability to build strong relationships with tenants
  • Strong entrepreneurial spirit with a results-driven mindset and a passion for driving growth and innovation
  • Excellent analytical, negotiation, and problem-solving skills. Technical expertise to estimate Capex and do recommendations
  • Fluency in Spanish and English, both written and verbal
  • Frequent travel – Driving license is needed
