Manages all engineering and maintenance operations, including maintaining the building grounds and physical plant, with particular attention to safety, security, and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance, and energy conservation. Responsible for maintaining regulatory requirements. Assists in leading the emergency response team for all facility issues.

CANDIDATE PROFILE

Education and Experience

- High school diploma or GED; 3 years experience in engineering and maintenance or related professional area; technical training in HVACR / electrical / plumbing.

- 2-year degree from an accredited university in Building and Construction Engineering, Mechanics, or related major; 1 year experience in engineering and maintenance or related professional area; technical training in HVACR / electrical / plumbing.

CORE WORK ACTIVITIES

Managing Engineering Operations and Budgets

  • Manage the physical plant, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
  • Ensure regulatory compliance with facility regulations and safety standards.
  • Manage and control heat, light, and power; recommend current best methods for energy conservation and economical facility operations.
  • Develop specifications for service contracts and administer such contracts to support building needs.
  • Distribute preventive maintenance and repair work orders; monitor timeliness and quality of completion.
  • Oversee and direct maintenance of grounds, guestrooms, public spaces, restaurants, property vehicles, and recreational facilities.
  • Develop a long-term plan for preventative maintenance and asset protection, overseeing its implementation.
  • Create project plans for renovation or new construction needs.
  • Contact contractors for bids and supervise construction to ensure timely completion within budget.
  • Build positive relationships with external stakeholders such as city departments and vendors.
  • Ensure fire crew understands all procedures, equipment, and alarms.
  • Perform monthly property inspections to ensure buildings and grounds are in excellent condition.
  • Conduct guest room and common area inspections to ensure guest satisfaction.
  • Inspect and evaluate the physical condition of facilities to determine work required.
  • Recommend or arrange additional services like painting, repairs, renovations, or replacements.
  • Select and order equipment, supplies, and furnishings; manage inventory.

Maintaining Property Standards

  • Ensure building and equipment licenses and certifications are current.
  • Maintain property life safety systems, including fire fighting equipment, sprinkler, and alarm systems.

Ensuring Exceptional Customer Service

  • Lead by example in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere.
  • Review guest feedback and satisfaction data to identify improvement areas.
  • Share improvement plans with property leadership and ensure corrective actions are implemented.
