Job summary

Livensa Living in Madrid seeks an entry level Investment Analyst to support the full investment cycle across Europe, focusing on PBSA and flex living acquisitions in Spain, Portugal, Italy and Germany. You will participate in market screening, underwriting, due diligence and deal closing with real exposure from day one.

Qualifications

• Degree in Finance, Economics, Business, Real Estate or Engineering with a strong academic record.
• 0 to 2 years of experience in real estate private equity, investment banking, or related fields.
• Strong Excel and financial modelling skills with real estate valuation knowledge (DCF, IRR, yields).
• Excellent written and spoken English; genuine interest in real estate investing.

Responsibilities

• Conduct market research in target university cities and map PBSA supply and pricing.
• Build underwriting models for acquisitions, forward purchases and developments.
• Coordinate due diligence across legal, technical, tax and commercial streams.
• Draft investment memos for Investment Committee and support deal presentations.
• Support development of business cases and translate design input to underwriting.

The Role

As Investment Analyst you will support the full investment cycle across our European markets, from market screening and underwriting through due diligence, Investment Committee, financing and closing. You will focus on PBSA and flex living acquisitions, forward purchases and developments in Spain, Portugal, Italy and Germany and help shape the business plans that drive value creation and exit.

This is an entry level role with real deal exposure from day one and a clear path to Associate.

What You Will Do

Market Research and Data

• Analyse demand in target university cities: universities, faculty locations, rankings, enrolment and mobile student flows (domestic and international)
• Map supply and pricing: existing and pipeline PBSA, competitor rents, residential rental and hotel markets, to underpin rental growth, yield and exit assumptions
• Build and maintain our core (AI) databases on student numbers, bed supply, investment and land transactions

Underwriting and Investment Committee

• Build and own underwriting models for acquisitions, forward purchases and developments, including levered and unlevered returns (IRR, equity multiple, yield on cost), financing scenarios and sensitivities
• Prepare development appraisals and keep models live through due diligence, reflecting advisor findings in the final underwriting
• Draft IC memos setting out the investment thesis, key risks and mitigants, and return profile, and support in presenting to Investment Committee

Transactions and Due Diligence

• Screen inbound and off market deal flow, prepare first cut pricing views and support non-binding offers and LOIs
• Coordinate due diligence workstreams (legal, technical, tax, commercial) and support debt financing, from lender outreach to term sheet comparison
• Support SPA and forward funding negotiations, building your network with brokers, developers and intermediaries along the way

Business Case and Platform

• Work closely with our operations, development and asset management teams to build the business case for each opportunity, from rent and occupancy assumptions to capex and operating costs
• Translate operational and design input into the underwriting, so every deal reflects how we will actually build and run the asset
• Contribute to the Product Lab, shaping new concepts for the Livensa Living brand, and screen adjacent opportunities as they arise

Who You Are

Must have

• Degree in Finance, Economics, Business, Real Estate or Engineering, with a strong academic record
• 0 to 2 years of experience in real estate private equity, investment banking, transaction advisory, valuation or consulting (internships count)
• Strong Excel and financial modelling skills, with a solid grasp of real estate valuation and returns metrics (DCF, IRR, equity multiple, yields, leverage, waterfalls)
• Excellent written and spoken English
• Genuine interest in real estate investing and the living sectors
• Structured, commercially minded and able to turn raw data into a clear investment view

Nice to have

• Italian, Portuguese or German
• Exposure to PBSA, residential or other living sectors
• Experience with Excel, PowerPoint storytelling and AI tools
