What You'll do :

The Expansion Manager will be responsible for sourcing and evaluating residential and hospitality real estate opportunities, ensuring they align with Homeclub’s business strategy. This includes financial modeling, due diligence, legal feasibility analysis, and structuring investment proposals for property owners and investors.

  • Leadership & Strategy : Lead the Business Development team, defining the vision and strategy of the department to inspire and guide the team towards achieving company objectives.
  • Strategic Opportunity Sourcing : Identify residential buildings, boutique hotels, and premium serviced apartments suitable for mid-term rental operations in both existing and new strategic markets (Spain & Portugal).
  • Financial & Investment Analysis : Conduct advanced financial modeling to assess profitability, ROI, and revenue optimization of potential acquisitions.
  • Due Diligence Management : Oversee financial, legal, and technical audits to ensure investment feasibility and compliance with market regulations.
  • Legal & Regulatory Assessment : Analyze urban planning laws, rental regulations, licensing requirements, and contractual risks for acquisitions.
  • Negotiation with Property Owners & Investors : Lead negotiations for lease agreements, franchise deals, and asset acquisitions, ensuring attractive investment structures under “Asset-Light” and “Asset-Heavy” models.
  • Stakeholder Management : Lead cross-functional collaboration with asset management, operations, revenue, and legal teams to align acquisition strategies with Homeclub’s growth plans.
  • Market Research & Expansion Strategy : Analyze real estate and hospitality market trends, monitor competitive landscapes (CompSet), and track key performance indicators (OKRs) to optimize the company’s portfolio profitability.

About you :

  • Minimum 10 years of experience in real estate expansion, investment, or asset management, preferably in the residential or hospitality sectors.
  • Deep understanding of mid-term rental operating models and real estate market dynamics.
  • Strong expertise in financial modeling, investment analysis, and risk assessment.
  • Experience structuring and negotiating lease agreements, franchise deals, and property acquisitions.
  • Solid understanding of urban planning regulations and real estate sector compliance.
  • Proven ability to manage high-level stakeholders, including investors, developers, and regulatory bodies.
  • Proficiency in financial analysis tools, CRM platforms, and real estate databases.
  • Bachelor’s degree in Business Administration, Law, Finance, or a related field, preferably with a specialization in Real Estate.
