Role:
- Director of Project Delivery based in Palma de Mallorca.
- Potential medium to long-term (3-5 years) road to partnership related to business development contribution.
- Workplace is approximately 50% in the office and 50% on construction site visits (visiting each project every fortnight on average, depending on project stage).
Scope:
- Overall responsibility for project delivery according to AKAMÁ standards.
- Construction costs per residential villa range between 7 and 20 million EUR. Hospitality projects are larger in scope.
- Oversee all national projects in the delivery phase.
- Revise timelines and check feasibility to ensure on-time delivery with the project manager.
- Review budget compliance to ensure on-cost delivery with the project manager.
- Ensure correct execution of design details and defined quality/precision with the project manager.
- Serve as the contact person for clients on important issues and contingencies.
- Communicate at a management level with construction companies, major/critical/international suppliers.
- Expand the network of suppliers/subcontractors for local and international projects.
- Coordinate with client lawyers and other relevant parties.
- Collaborate with the Chief Designer and architects on planning and design topics.
- Supervise tendering/RFQ processes.
- Lead negotiations with suppliers, representing the client’s interests.
- Adapt or revise contracts related to project delivery.
- Oversee and improve delivery processes, methodology, and IT support.
- Lead debriefing and lessons learned to feedback into design and construction processes.
- Define themes/topics for knowledge management with the Director of Design.
- Focus on solutions, not problems.
- Be persistent, not accepting “no” for an answer.
- Be meticulous and detail-oriented.
- Be organized and methodical.
- Possess excellent communication and interpersonal skills, being fair but clear.
Education and expertise:
- Architect and/or Engineer with a mix of technical and architectural education.
- Site expertise, understanding typical pitfalls and crucial elements from a technical perspective.
- Design competence with an eye for finishes, detailing, alignment, proportion, and aesthetic precision.
- Fluency in English is essential; advanced Spanish is required; German is a plus.
- Experience with BIM, passive house, BREEAM, etc., is advantageous.
Work experience:
- International work experience or experience with an international team is desirable.
- Experience in high-end real estate development, architecture, design, or project management within an international context.
- Management of teams of approximately 10 or more people.
- At least 12 years of relevant experience, typically end of 30s to mid-40s age range.
