Role:
- Director of Project Delivery based in Palma de Mallorca.
- Potential medium to long-term (3-5 years) pathway to partnership, related to business development contributions.
- Workplace is approximately 50% in the office and 50% on construction site visits (visiting each project every fortnight on average, depending on project stage).
Scope:
- Overall responsibility for project delivery according to AKAMÁ standards.
- Construction costs range between 7 and 20 million EUR for residential villas; larger scope for hospitality projects.
- Oversee all national projects during the delivery phase.
- Revise timelines and check feasibility to ensure on-time delivery with project managers.
- Ensure budget compliance for on-cost delivery.
- Verify correct execution of design details and quality standards.
- Act as the main contact for clients regarding significant issues and contingencies.
- Communicate with construction companies, suppliers, and project stakeholders at management level.
- Expand the network of suppliers and subcontractors nationally and internationally.
- Coordinate with legal teams and other relevant parties.
- Work closely with the Chief Designer and architects on planning and design topics.
- Supervise tendering and RFQ processes.
- Lead negotiations with suppliers, representing the client’s interests.
- Adapt or revise contracts related to project delivery.
- Oversee and improve delivery processes, methodologies, and IT support.
- Lead debriefing and lessons learned sessions to feed back into the design process.
- Define themes for knowledge management with the Director of Design.
- Focus on solutions rather than problems.
- Be persistent and meticulous, with high attention to detail.
- Maintain organization and a methodical approach.
- Possess strong communication and interpersonal skills, being fair but firm.
Education and expertise:
- Architect and/or Engineer with a mix of technical and architectural education.
- Site expertise, understanding typical pitfalls and crucial elements from a technical perspective.
- Design competence, with an eye for finishes, detailing, alignment, and proportions.
- Fluency in English is mandatory; advanced Spanish is required; German is a plus.
- Experience with BIM, passive house, BREEAM, etc., is advantageous.
Work experience:
- International experience or experience with international teams preferred.
- Background in high-end real estate development, architecture, design studios, or project management companies.
- Management of teams of approximately 10 or more people.
- At least 12 years of relevant experience, typically end 30s to mid-40s in age.
