Role:
- Director of Project Delivery based in Palma de Mallorca.
- Potential medium to long-term (3-5 years) road to partnership related to business development contribution.
- Workplace is approximately 50% in the office and 50% on construction site visits (visiting each project every fortnight on average, depending on the project stage).
Scope:
- Overall responsible for project delivery according to AKAMÁ standards.
- Construction costs for residential villas range between 7 and 20 million EUR; hospitality projects are larger.
- Oversee all national projects during the delivery phase.
- Revise timelines and check feasibility to ensure on-time delivery with project managers.
- Ensure budget compliance for on-cost delivery with project managers.
- Verify correct execution of design details and quality standards with project managers.
- Act as the contact person for clients on important issues and contingencies.
- Communicate at a management level with construction companies, major suppliers, and international partners.
- Expand the network of suppliers and subcontractors for local and international projects.
- Coordinate with client lawyers and other relevant parties.
- Collaborate with the Chief Designer and architects on planning and design topics.
- Supervise tendering and RFQ processes.
- Lead negotiations with suppliers, representing the client's interests.
- Adapt or revise contracts related to project delivery.
- Improve delivery processes, methodologies, and IT support.
- Lead debriefing and lessons learned sessions to feed back into the design process.
- Define themes/topics for knowledge management with the Director of Design.
- Focus on solutions rather than problems.
- Be persistent and detail-oriented.
- Maintain an organized and methodical approach.
- Possess strong communication and interpersonal skills, functioning effectively as a team player.
Education and expertise:
- Architect and/or Engineer with a mix of technical and architectural education.
- Site expertise, understanding typical pitfalls and crucial elements from a technical perspective.
- Design competence, with an eye for finishes, detailing, alignment, leveling, proportioning, and aesthetics.
- Fluency in English is essential; advanced Spanish is required; German is a plus.
- Experience with BIM, Passive House, BREEAM, etc., is advantageous.
Work experience:
- International work experience or experience with international teams is preferred.
- Experience in high-end real estate development, architecture/design studios, or project management companies.
- Management of teams of approximately 10 or more people.
- Minimum of 12 years of relevant experience, typically age between late 30s and mid-40s.
