Formación

• 12+ years of relevant experience in architecture or project management.
• Fluency in English and advanced Spanish skills required; German is a plus.
• Experience with high-end real estate development and international teams preferred.

Role :

• Director of Project Delivery based in Palma de Mallorca.
• Potential medium to long-term (3-5 years) pathway to partnership related to business development contribution.
• Workplace is approximately 50% in the office and 50% on construction site visits (visiting each project every fortnight on average, depending on the project stage).

Scope :

• Overall responsible for project delivery according to AKAMÁ standards.
• Construction costs per residential villa range between 7 and 20 million EUR; larger scope for hospitality projects.
• Oversee all national projects in the delivery phase.
• Revise timelines and check feasibility to ensure on-time delivery with each project manager.
• Review budget compliance to ensure on-cost delivery with each project manager.
• Ensure correct execution of design details and quality standards with each project manager.
• Serve as the contact person for clients on important issues and contingencies.
• Communicate at management level with construction companies and major/international suppliers.
• Expand the national and international network of suppliers/subcontractors for local and international projects.
• Coordinate with client lawyers and other project-relevant parties.
• Collaborate with the Chief Designer and architects on planning and design topics.
• Supervise tendering and RFQ processes.
• Lead negotiations with suppliers, representing the client’s interests.
• Adapt or revise contracts related to project delivery.
• Oversee and improve delivery processes, methodologies, and IT support.
• Lead debriefing and lessons learned sessions to feedback into the design and construction process.
• Define themes/topics for the knowledge management process with the Director of Design.
• Approach problems with solutions, not problems.
• Be persistent, not accepting “no” for an answer.
• Maintain high attention to detail and organization.
• Be a team player with excellent communication and interpersonal skills, balancing firmness and fairness.

Education and expertise :

• Architect and/or Engineer: a mix of technical and architectural education is ideal.
• Site expertise: knowledge of typical pitfalls and crucial elements from a technical perspective.
• Design competence: keen eye for finishes, detailing, alignment, leveling, centering, proportioning, and aesthetic precision.
• Fluency in English is required; advanced Spanish skills are necessary, and German is a plus.
• Experience with BIM, Passive House, BREEAM, etc., is advantageous.

Work experience :

• International work experience or experience with an international team is preferred.
• Experience in high-end real estate development, architecture/design studios, or project management companies.
• Management of teams of approximately 10 or more people.
• 12+ years of relevant experience; suitable age range is late 30s to mid-40s.
