Nscale is seeking a hands-on Director, Preconstruction to lead a growing NA Preconstruction team, reporting to the VP. You will own CapEx proformas, cash flow, and cost ledgers for a portfolio of hyperscale data-center projects.

This player-coach role requires setting technical standards, mentoring managers, and driving process discipline while collaborating with Commercial, Site Selection, Design, and Finance to optimize capital deployment and revenue realization across North America.

Formación

• Bachelor's degree in Construction Management or Engineering or equivalent experience.
• 10+ years of related Preconstruction or construction management experience.
• Experience managing Preconstruction Managers or Senior Estimators.
• Proficiency with CapEx proformas, cash flow modeling, and RFP reviews.

Responsabilidades

• Directly manage, mentor, and develop a team of Preconstruction Managers and Analysts.
• Oversee delivery of site-specific CapEx proformas, estimates, and cash flow ledgers.
• Lead or co-lead Prime Contractor Budget Reviews and cost/schedule analyses.
• Ensure proposals from Prime Contractors, Subcontractors, and vendors are complete and competitive.
• Maintain and improve the internal project cost database.
