We are seeking a dynamic and experienced Local Site Manager to lead a high-end luxury villa construction project in Barcelona (Pedralbes). Relocation may be required if not already residing in the area. In this role, you will be instrumental in transforming designs into reality, ensuring the successful delivery of a luxury villa that meets our client's expectations, high standards, and project constraints.
Key Role Outcomes
- Ensure adherence to project plans and specifications on-site.
- Monitor construction work for quality standards and compliance with codes and regulations.
- Maintain construction cost and schedule compliance.
- Conduct safety inspections and report hazards.
- Communicate project status and issues to the Head of Construction and stakeholders.
- Propose solutions and recommendations to keep the project on track.
- Serve as a liaison between the office and construction site.
- Aim to meet or exceed client expectations for quality and performance.
- Possess seniority to deputize for the Head of Construction, with potential travel to the Middle East and Africa to oversee other sites, if needed.
Responsibilities
- Site Mastery: Oversee all on-site activities, ensuring compliance with local building codes, safety, and environmental standards.
- Strategic Planning: Collaborate with the project manager and Head of Construction to execute the construction plans, including scheduling, resource allocation, and procurement.
- Quality Excellence: Uphold quality control, ensuring work reflects architectural intricacy and meets luxury standards.
- Budget Stewardship: Manage project expenses effectively, seeking cost-effective methods without compromising quality.
- Team Leadership: Coordinate subcontractors and on-site staff, address challenges proactively, and foster collaboration.
- Thorough Documentation: Keep detailed records of activities, progress, and site conditions; provide regular updates to management.
Requirements
- Academic Background: Bachelor's degree in Civil Engineering or Architecture (required); post-graduate studies in Construction Management or related fields (preferred).
- Professional Experience: Minimum of 10 years in construction site roles, with at least 6 years as a field engineer on luxury villa or high-end residential projects; experience managing full projects in Spain, especially in touristic regions; proven track record in luxury construction.
- Technical Skills: Proficiency in AutoCAD, Revit, MS Project, and other relevant software.
- Local Expertise: Knowledge of local building codes, regulations, and practices.
- Language Proficiency: Fluent in English and native Spanish.
- Problem-Solving: Demonstrated ability to resolve technical and logistical challenges effectively.
