• Oversee houses, villas, vacation properties, and short-term rental properties.

• Manage short-term rental operations and guest readiness.
• Maintain inventories of assets and track utility bills and documentation.
• Respond quickly to emergencies and provide regular updates to management.

Jobbeschreibung

• Manage day-to-day operations and upkeep of multiple residential properties across different locations
• Oversee houses, villas, vacation properties, and short-term rental/BnB properties
• Coordinate housekeeping, landscaping, maintenance, repairs, pest control, pool services, utilities, security, and other property services
• Identify maintenance issues proactively and ensure repairs are completed promptly and to a high standard
• Manage and supervise local vendors, contractors, housekeepers, handymen, and other service providers
• Obtain quotations, negotiate vendor pricing, approve work within agreed guidelines, and track expenses
• Conduct regular property inspections and maintain detailed checklists for each location
• Prepare properties before owners, management, family members, or guests arrive
• Coordinate arrivals, departures, cleaning schedules, linen management, supplies, groceries, and other property-specific requirements
• Manage short-term rental operations, including guest readiness, cleaning turnovers, maintenance coordination, and issue resolution
• Maintain inventories of furniture, appliances, equipment, keys, access cards, household supplies, and other property assets
• Track utility bills, maintenance contracts, insurance-related documentation, permits, and recurring services
• Respond quickly to plumbing, electrical, HVAC, security, storm, and property-damage emergencies
• Provide management with regular updates on property condition, maintenance, expenditures, and significant issues
• Develop local vendor networks in each geography
• Maintain confidentiality and discretion regarding management-owned properties and personal matters

Requirements

• Prior experience managing high-end residences, luxury villas, vacation homes, hospitality properties, serviced apartments, Airbnb/short-term rentals, or a multi-property residential portfolio
• Comfortable managing properties in different cities or states
• Strong vendor-management and facilities-management skills
• Highly organized and capable of handling multiple issues simultaneously
• Practical and hands-on; willing to inspect properties personally and resolve operational problems
• Strong communication and reporting skills
• Bilingual English and Spanish strongly preferred
• Comfortable communicating with household staff, contractors, guests, vendors, and senior management
• Able to work independently with limited supervision
• Willing and able to travel frequently between New York, Florida/Tampa, Puerto Rico, and other locations
• Availability to respond to urgent property matters outside normal business hours when necessary
• Valid driver's license and ability to travel domestically
