Based in Darmstadt, you will apply commercial judgement to CAPEX/OPEX budgeting, procurement, and contract negotiations while coordinating with senior leadership to influence long-term

Aufgaben

• Lead cost benchmarking, development budgets, and investment case support across pre-development and pre-construction phases
• Run end-to-end procurement and tendering for consultants, technical advisors and service providers
• Draft, negotiate and administer consultant and supplier contracts, handling variations and time extensions
• Oversee commercial performance, including invoice certification and change control
• Manage handover of budgets, contracts and commercial docs into construction and operations
• Administer service contracts, warranties, and procurement for maintenance and vendor contracts
• Develop and monitor annual OPEX budgets and identify cost optimisation opportunities
• Deliver commercial and contract performance reporting to senior stakeholders

Join a fast-growing data centre developer expanding its European portfolio. This is a rare opportunity to take ownership of commercial and contractual leadership across an entire project portfolio, with visibility and influence from investment decisions through to live operations.

The role focuses on shaping budgets, procurement strategy, and contract governance across active developments, working at the centre of how a hyperscale developer brings assets from concept to reality. It offers the opportunity to apply commercial judgement to investment decisions while influencing long-term project and operational performance.

Responsibilities:

• Lead cost benchmarking, development budgets, and investment case support across pre-development and pre-construction phases
• Run end-to-end procurement and tendering for consultants, technical advisors and specialist service providers
• Draft, negotiate and administer consultant and supplier contracts, acting as Contract Administrator for variations, claims and extensions of time
• Oversee commercial performance of cost consultants and service providers, including invoice certification and change control
• Manage handover of budgets, contracts and commercial documentation into construction and operational phases
• Administer operational service contracts, manage warranty and insurance claims, and lead procurement for maintenance and vendor contracts
• Develop and monitor annual OPEX budgets and identify cost optimisation opportunities
• Deliver commercial and contract performance reporting to senior stakeholders

Skills/Must Have:

• Degree or equivalent professional experience in Quantity Surveying, Commercial Management, Construction Management, Law, or Engineering
• Professional training or formal qualification in contract administration, procurement, or commercial management
• 8-10 years' experience in construction, commercial, contract management or quantity surveying
• Proven experience managing consultant, supplier and contractor procurement
• Experience administering construction and professional services contracts
• Demonstrated experience preparing and managing CAPEX and OPEX budgets
• Experience managing contractual claims, disputes and commercial negotiations
• Strong experience reviewing and certifying payments and cost control
• Experience working within multi-stakeholder project environments
• Professional working proficiency in English
