Job summary

Aforma Design Studio is seeking a Project Manager/Designer (BIM/Revit Specialist) for a remote, LATAM-friendly role. You will manage complex BIM models from point cloud to permit set, coordinating across disciplines with a design-driven studio approach.

Requirements include 6+ years in Revit, Lumion experience, and strong documentation standards. This is a full-time remote role with an independent contractor arrangement and a US$10–$15/hour pay range.

Responsibilities

• Design & BIM Coordination: Develop initial sketches and detailed Revit models; draft and model architecture, structure, and MEP components; audit Revit models and track deliverables.
• Pre-Construction & Documentation Coordination: Gather client requirements; assist with cost estimates; prepare permit packages and coordination with vendors/clients.
• Estimating & Budget Coordination: Perform takeoffs; review proposals for accuracy.
• Construction Phase Support: Manage submittals and RFIs; support meetings and ensure schedule conformance.

Project Manager/Designer (BIM/Revit Specialist)

Location

Remote (Latin America candidates only)

This is not a concept design role.

This is a full time role 40 hours a week

This is for a highly technical Revit power user who can think like a designer, coordinate like a project architect, and document like a construction professional. You will help build, audit, coordinate, and document complex BIM models from point cloud to permit set to construction coordination inside a design-driven architecture studio.

Key Responsibilities

Design & BIM Coordination

• Develop initial sketches, layouts, and detailed Revit models
• Draft and model architectural, structural, and MEP components (as needed)
• Create accurate as-built models from extracted Point Cloud data
• Produce renderings in Lumion (or equivalent rendering software) and support rendering submittal presentations
• Prepare detailed drawings and specifications
• Audit and review Revit models, plans, and shop drawings across disciplines for completeness and adherence to standards, ensuring they are properly checked
• Track design deliverables to ensure quality and on-time completion
• Develop company and project-specific templates and BIM content libraries

Pre-Construction & Documentation Coordination

• Help determine project requirements, develop design concepts, and consult with clients throughout the process
• Assist with preparing cost estimates and sourcing materials
• Coordinate with clients, vendors, and trade partners regarding project activities, resources, and required information
• Create RFPs for vendors and trade partners
• Prepare, compile, and submit complete permit application packages (drawings, reports, calculations, and other required documents)
• As needed, support the permitting process, finishes/selections schedules, and project closeout
• Ensure completion of design plans before construction starts
• Maintain, track, distribute, and organize project plans, RFIs, and other project documentation/records
• Work closely with internal and external stakeholders (e.g., Sales Manager, Project Manager, Production Manager, Project Architect, Designers, Interior/Landscape teams, Project Engineer, Superintendent, Project Accountant, Owners, and Trade Partners) to ensure exceptional construction documentation

Estimating & Budget Coordination

• Perform takeoffs and cost estimates using Procore Estimating/Esticom
• Assist in budget preparation
• Review vendor and trade partner proposals/quotations for completeness and accuracy

Construction Phase Support

• Help manage vendor and trade partner submittals to the architect/engineer for approval across all scopes of work based on plans/specifications
• Create submittals in Procore for materials and client approvals
• Coordinate and monitor RFIs, submittals, and shop drawings to support the construction schedule and ensure conformance with contract requirements
• Support weekly OAC agendas and meeting minutes, and send them to clients

Qualifications

• Previous experience working in an architectural office
• 6 years or more of experience with Revit.
• At least 1 year of experience with Lumion.
• Point Cloud modeling experience (At least 1 year is preferred)
• Strong multi-disciplinary coordination knowledge
• Exceptional documentation standards
• Ability to work independently and asynchronously
• Portfolio required

Compensation & Schedule
