Jones Lang LaSalle Incorporated in Bogota, Colombia, is seeking a mid-level Project Manager - Level 2 to independently manage moderately complex projects from initiation to completion. The role emphasizes client relationships, coordinating multiple stakeholders, and delivering projects on time, within budget, and to quality standards.

The candidate will oversee bids, RFPs, budget control, and process development for project development, with strong English and extensive MS Office/MS Project

Formación

  • Bachelor’s degree in Architecture or Civil Engineer required.
  • 7-8 years of PM or similar role experience.
  • PMP certification (Project Management Professional) preferred.
  • Excellent communication, leadership and problem-solving skills.
  • Ability to interact with executive level clients and external team members.
  • Highly organized with the ability to manage multiple projects.
  • Strong working knowledge of Construction, MEPs, architectural drawings and space planning concepts.
  • Advanced English, both spoken and written.
  • Knowledge of MS Office applications and MS Project.

Responsabilidades

  • Develop and implement strategies for multiple projects, aligning client objectives with schedules and budgets.
  • Build and maintain a relationship with client representatives and ensure understanding of the project scope and external forces affecting the project.
  • Develop a detailed project budget based on historical and market data and clearly defined budget assumptions.
  • Act as the primary senior level contact with the client throughout the duration of the project.
  • Guide the client and team through the design implementation process from concept to construction documentation and signoff.
  • Develop and maintain Master Project Schedules and manage the successful execution of projects to meet deadlines.
  • Manage changes in project scope and resolve issues efficiently.
  • Prepare various RFPs for vendor and contractor services and manage the contractor/vendor selection process.
  • Develop procedures for distribution, receipt, opening, leveling and award of projects and services.
  • Ensure compliance with local construction, safety, and environmental regulations.
  • Maintain awareness of accounts receivable in line with planned working capital.

The Project Manager - Level 2 is a mid-level project management professional responsible for independently managing moderately complex projects from initiation through completion. This role requires proven project management experience, strong client relationship skills, and the ability to coordinate multiple stakeholders while delivering projects on time, within budget, and to quality standards. Responsible for customer service and requests, direct contact for administrative, construction, financial processes. Management of bids, RFPs, budget control, follow-up schedules, structuring of processes for project development. Zone: Colombia Schedule: To be Confirm / Mid time

Responsibilities

Develop and implement strategies for multiple projects, aligning client objectives with schedules and budgets. Utilize effective methodologies to achieve and manage specific goals and objectives. Establish and maintain project goals and success criteria that meet both Contractor and Client needs. Build and maintain a relationship with client representatives and ensure a complete understanding of the project scope and external forces affecting the project, as well as prepare recurring and specific deliverables that report progress, compliance with standards, performance, and other relevant criteria. Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, clients and/or end users, maintaining and delivering all appropriate documentation. Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions. Act as the primary senior level contact with the client throughout the duration of the project. Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff. Develop and maintain Master Project Schedules and manage the successful execution of projects so that completion is within the scheduled deadlines. If necessary, manage changes in project scope and resolve issues efficiently. Prepare various RFP’s needed for vendor and contractor services as well as manage the contractor, vendor selection process. Develop procedures for distribution, receipt, opening, levelling and award of projects and services. Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated and understood by all concerned. Manage project performance against schedules, scheduled milestones and critical path items on multiple projects. Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations. Identify, manage, and develop mitigation strategies for areas of concern regarding potential liabilities and risks (fees, our reputation, errors and omissions, etc.) towards the Management Committee and the Regional Manager. Contribute where necessary and/or requested by the Contractor in the refinement of best practice standards of excellence for the company by implementing and maintaining quality control systems throughout the project. Ensure compliance with local construction, safety, and environmental regulations. Ensure that Team Lead is fully and accurately informed of all projects, internal and client issues affecting the perception of the local, national and global reputation of the company. Foster a culture of safety and promote best practices at the construction site. Directly responsible for enhancing team revenues through the maintenance and expansion of existing client relationships and by developing new relationships. Functions as a subject matter expert for a specific product or service. Able to communicate all available products and service offerings of the company. Contributes to the development of new product and service delivery ideas for the business unit. Ensure that all accounts receivables are maintained at a level not to exceed planned working capital charge as set by corporate finance, the project team and/or the Regional Operations Manager.

Requirements

Bachelor’s degree from an accredited institution in Architecture or Civil Engineer. Minimum 7-8 years as PM or similar role. PMP certification (Project Management Professional) or equivalent, preferable. Excellent communication, leadership and problem-solving skills, ability to regularly communicate analyzed data to the client and the team to achieve project goals. Strong interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.). Highly organized with strong analytical skills and the ability to work under pressure and manage multiple projects simultaneously. Team player Fully competent at managing all types/sizes of projects. Strong working knowledge of Construction, MEP´s, architectural drawings and furniture and space planning concepts. Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders. Advanced English, both spoken and written. Extensive knowledge of MS Office applications and MS Project Knowledge of the construction and design market in the country where the project is developed.
